Now I can see what’s going on with the floor count. The 78 floors is for hotel/ residential, and 47 floors for office. Also, the office could be 870 ft according to this graphic.

Extell's Plans For 5th Avenue Skyscraper Are Revealed
After spending years demolishing the buildings that once lined a Midtown block, the developer has unveiled its plans: a 1,100-foot tower.

The documents describe two possible uses for the enormous tower. In one scenario, it would house 1.5 million square feet of offices, including an event venue and a huge below-ground retail space. Alternatively, it could serve as a 1,520-room hotel, along with 468 regular apartments.

Before starting construction, however, Extell must get the city to approve a number of zoning changes in order to build taller. To sweeten the deal, Extell says it will fund improvements to the Fifth Avenue-53rd Street subway station, taking advantage of the new city program that gives developers square-footage bonuses in exchange for transit fixes.

The work will make the station ADA-accessible, including a new street entrance on East 53rd Street east of Fifth Avenue, two new stairways within the station, two new elevators, two new escalators and a brand-new mezzanine area under East 53rd Street, according to the planning document.

As far back as 2016, Extell began demolishing the series of low-rise buildings that stood along West 46th Street west of Fifth Avenue. Those teardowns were soon followed by the 12-story corner building at 562 Fifth Ave. and the distinctive Tudor-style building next door known as "Finchley's Castle."

The company secured $440 million in financing for the project in 2019 as it prepared to break ground. By spring of this year, the entire site was empty.

Rumors have swirled for years about what Extell — who kicked off the "Billionaire's Row" of supertall skyscrapers a few blocks north — would build on the site. Possibilities included a shopping mall topped by a hotel or apartments.

According to Extell's planning documents, the office building would have its main entrance on Fifth Avenue, with retail entryways on Fifth as well as 46th and 47th streets. The hotel tower, meanwhile, would have its main entrance on West 47th Street, while apartment dwellers would enter on 46th.

Assuming the city approves the tower, construction would begin in 2023 and last four and a half years before wrapping up in 2028.

KPF will be designing this tower, so between this one, 520 Fifth Avenue, and 343 Madison Avenue, they're working on basically 3 supertall towers within a short radius of each other, and a fourth would include the recently completed One Vanderbilt.

Glad to here this level of significant improvements will be coming to this station.

Yeah, that's the unseen beauty of these transit bonuses. Most people won't notice, but there are a lot of improvements coming by way of skyscraper.

Seems like the design isn't final yet and will depend on whether this is office or residential then?

The massing is final. What you see is what you get. The height could differ. But those documents have since been pulled.

The corner building is beautiful. I hope that it gets restored. The ground level has been ruined but could easily be fixed.

Because Extell is seeking approval for both an office and a hotel/residential tower, we likely won’t know which they have decided on until after approval. Extell tends to lean more towards hotel/residential (they currently have about 4 hotels in the works), but this could also be a prime Fifth Avenue location for a headquarters.

Just an idea of what Extell is seeking....first, the individual text amendment, that would be site specific (similar to what 270 and 175 Park got). Followed by the 3 special permits, for hotel use, mass transit bonus, and modifications to existing zoning (the biggest of which would probably be the base street wall height, and size of signage).








As for residential use, this graphic gives an idea of how little of it there is in the immediate area...

^ Just what I wanted to see. It may not be as tall as the big boys in town, but it will have a major presence on Fifth Avenue. I have faith in KPF.

If all the towers in those models are built, you have a pretty sudden shift in the canopy height of this section of midtown to ~1,000 ft, which would match that of the Hudson Yards area. Not many - if any - cities in the world can boast two sections of skyline (3 if you could the WTC in lower Manhattan) with a canopy of around 1,000 ft. Maybe Dubai with the Marina cluster and Sheik Zayed Road?

Gary Barnett’s Extell Development is finally moving ahead with its third development in the Diamond District.

The developer filed plans last week for an 1,100-foot supertall at 570 Fifth Avenue. The project would join the firm’s other jewels in the block-long neighborhood: the International Gem Tower and a planned 534-key hotel along 48th Street.

Barnett’s plans offer two visions for the project, which would span a 13-lot assemblage on Fifth Avenue at 46th and 47th streets. The larger option is a 1.5 million-square-foot residential and hotel tower with 1,524 hotel rooms and 468 apartments. It would stand 1,100 feet tall and, in keeping with the neighborhood’s typical offerings, include 76,000 square feet of retail at the base.

A second option would ditch tourists for workers, rising 860 feet tall and offering 1.4 million gross square feet of office space. The plan would also include about 77,000 square feet of retail and a 20,000-square-foot event space.

Construction at 570 Fifth would start in 2023 and take five years, according to New York Yimby, which first reported the plans. The filings include few architectural particulars, but the project’s size alone would mark a stark departure from the brick walkups that characterize much of the Diamond District.

Barnett already shook up the neighborhood in 2013 when he finished the International Gem Tower, a 500-foot office building with state-of-the-art security and an eye-catching glass façade. This new tower could stand more than twice as tall.

Under current zoning, Extell’s tower would be limited to around 645,000 square feet. (The parcels are zoned C5-3, which allows for a commercial floor-area ratio of 15.) But few firms have shown more creativity in working around zoning restrictions as Extell, and even fewer such verve for a good rezoning battle.

Barnett has spent over a decade assembling his holdings in the Diamond District. In 2016, Extell received demolition permits for a string of buildings at the development site, but only followed through on a handful along 46th Street.

Meanwhile, as the Diamond District has battled pandemic blues and an e-commerce revolution, Barnett-held storefronts from 2 through 10 West 47th Street have sat vacant. The one building on the corner he couldn’t nab, 576 Fifth Avenue, sold this summer for $101 million to an unknown buyer. Extell’s plans show a new tower wrapping around that corner lot. No architect has been revealed for the project, and Extell declined to comment.

Barnett spent years as a diamond dealer before entering real estate. Now, with much of the district in his hands, he stands to shape the arena he never truly left behind.
