Smile NEW YORK | 1776 Prospect Place | FT | 6 FLOORS

Project: 1776 Prospect Place

Quote:
At 1776 Prospect Place, pictured above and after the jump, the demo work started in May and was signed off on in October. An application for a new six-story building with 101 apartments was disapproved this month. The building that previously stood there was 15 stories.

The area immediately around the public housing sites consists of empty lots or empty apartment buildings, adding up to about eight desolate lots on two and a half blocks between Saratoga and Howard avenues and Prospect and Sterling places, close to Eastern Parkway in Ocean Hill.

In terms of construction, it is almost finished, and they are working on the facade. A solid addition to the mid rise stock.
The masonry on this one turned out absolutely nothing like the sleek gray tone pictured in the rendering:

Smile NEW YORK | 75 East 125nd Street | FT | 12 FLOORS

Project: 75 East 125nd Street

Quote:
A house of worship on 125th Street that is more than a half-century-old will have to make way for a new mixed-use apartment building.

Greystone & Co. is planning to construct a 12-story, 75-unit apartment building with retail space at the location of Samuels Temple Church of God in Christ. The church has been located at 75 East 125nd Street for 54 years. Greystone & Co. acquired the uptown properties at a federal Bankruptcy Court auction

Reverend Shirley Sutton and her son Pastor Tyrone Holmes used to own the parcels, according to the New York Daily News. Last year, they filed suit against a pair of Brooklyn-based developers who allegedly failed to deliver on their promise to rebuild the property. Samuels Temple received a $1 million settlement, according to the newspaper.

Smile NEW YORK | 139 Ludlow Street | FT | 5 FLOORS

Project: 139 Ludlow Street

Quote:
What began as a “rooftop greenhouse” hangout at 139 Ludlow Street is now a permanent “conservatory” extension. We’re talking, of course, about the new Soho House opening in Hell Square, which is currently expanding its vertically to reach a height of seventy-one feet. As previously noted, this is the biggest alteration to the property in recent memory, and one that has local preservationists pissed. Especially since landmark status for the former Nieberg Funeral Home was denied outright by the Landmarks Preservation Commission last February.

The plywood shed arrived a couple weeks ago; this DOB-required rendering shows us an estimation of what the new building will look like. Department of Buildings approved the rooftop work ten days ago. Get ready. Completion is pegged at “spring 2015.”

Project: 107 Norman Avenue (Greenpoint Environmental Education Center)

HQ Rendering: http://cdn.brownstoner.com/wp-conten...rhead-view.jpg

Quote:
The Brooklyn Public Library has received a $5,000,000 grant to build an environmental education center on top of the Greenpoint Library, according to a press release. The library has released some interesting renderings and plans for the project, which will add two more floors and a public roof deck to the single-story library located at 107 Norman Avenue. The 6,500-square-foot Greenpoint Environmental Education Center will feature a community composting space, a greenhouse with herb gardens, wind turbines, native plants, event space and classrooms.

The design from Beatty Harvey Coco Architects adds lots of windows and plantings to the one-story brick building with a mansard roof, built in 1973. In addition to the large public roof deck, the renovation will add a smaller roof terrace on top of the first floor. The LEED Silver-certified environmental hub will incorporate a host of “green” building materials, including rooftop solar panels, rainwater collection, energy efficient windows and high efficiency heating and cooling systems.

This funding comes from the Greenpoint Community Enviromental Fund, a state-run program that manages the $19,500,000 settlement awarded to the state over the ExxonMobil oil spill in Newtown Creek. Last month, Greenpoint residents voted on the second round of community projects vying for a piece of the settlement, and the library’s education center is one of the six proposals that won.

Click through for floorplans and an aerial rendering. There will be an opportunity for public feedback on the design and the programming.

The project is expected to wrap in 2018.

Smile NEW YORK | 75 Ralph Avenue | FT | 6 FLOORS

Project: 75 Ralph Avenue

Quote:
The laundromat has been demo’d and construction has started at 75 Ralph Avenue, one of the largest projects going up in Bed Stuy right now. We found this schematic attached to the construction fence, and workers were digging the foundation when we stopped by this morning.

Without a more detailed rendering, it’s hard to tell if this will be the most basic of Fedders style buildings or something slightly more polished.

As previously reported, the building will be six stories with 57 apartments. The owner is Solomon Feder and the architect is Charles Mallea. It is located between Madison and Putnam.

Smile NEW YORK | 406 Manhattan Avenue | FT | 7 FLOORS

Project: 406 Manhattan Avenue

Quote:
Simon Dushinsky’s Rabsky Group filed permits today for a seven-story, 50-unit apartment building in South Williamsburg.

The property at 406 Manhattan Avenue, near Frost Street, is expected to hold 43,000 square feet of residential space – with apartments averaging 860 square feet apiece. Floors two through six will each hold eight apartments. Curtis + Ginsberg Architects is serving as the architect of record.

The zoning code requires the site to offer 25 parking spaces, though the permit shows none. The Brooklyn-based developer paid $9.7 million for the three lots, which hold several low-rise brick properties.

General Overview (Portion of LIC)

I found this pretty cool. Highlighting lots of projects.

========================================

Quote:
Rockrose’s project at 43-25 Hunter Street. We’ll have an update on this tomorrow, but according to permits, the 50-story building will have 767,305 square feet of residential space and 18,800 square feet of retail space.2

Rockrose has a line of buildings that are former industrial buildings. They plan on turning these into the retail hub of the area, though they’ve been vacant since they were bought out. Construction began in 1Q 2014.3

In August, Rockrose reported that Linc LIC (42-story, 709-unit building), located at 43-10 Crescent Street was 100 percent leased.4

Quote:
Originally filed as a nine-story residential build,5 the new permits in September called for 27-07 43rd Avenue to have 108 hotel rooms and nearly 50,000 square feet commercial space.

25-19 43rd Avenue will turn into a 86-unit condominium with “a fitness center, roof deck, parking, bike storage and other amenities.”6

42-60 Crescent Street will have 44,006 square feet of residential space (40 units) with 2,309 square feet of ground floor commercial space.7

23-01 42nd Road will rise to be 44 floors featuring 306,446 square feet of residential space and 30,650 square feet of commercial space.8

QLIC at 41-42 24th Street will hold 421 units and 8,707 square feet of commercial space.9

We’re not sure what this will turn into, but 42-48 27th Street had demolition permits filed back in the fall.10

42-15 Crescent Street is a conversion building that will bring 11 stories with 124 residential units and ground floor retail.11

Ivy28, located at 42-37 27th Street came to market back in April, but we haven’t heard much about it since then.12 From what we can see, no one is living there yet, so perhaps ModernSpace is waiting until the spring to kick sales into high gear. The boutique 28-unit building has apartments in the $500-600K range, and also has a ground floor retail space that is currently vacant.

24-12 42nd Road used to be home to an eyesore of a junk yard, but it was demolished in the middle of the year. The developers filed an application for an eight story build that contains 29,403 of residential space and 4,328 of commercial space.

Quote:
42-77 Hunter Street 11,845-square-feet of residential space (14 units) and 654-square-feet of commercial space.14 It topped out earlier in the year and some units went to market, but like with Ivy28, ModernSpaces is likely to wait until spring to amp up sales efforts.

Tishman Speyer began demolition across the street from where the ’14’ is located. The plans are to build three residential towers on the site, a total of 1.2 million square feet of new development holding 1,600 rental apartments and 30,000 square feet of ground floor retail space.15

The LIC Clocktower located at 29‑27 Queens Plaza North was sold to a developer earlier in the year, and locals have sought to try to get the space landmarked.

Smile NEW YORK | Lighthouse landing | FT | FLOORS

Project: Lighthouse landing

Quote:
A development team led by Jonathan Stein’s Diversified Realty Advisors and California-based SunCal completed the purchase of the former General Motors plant site in Sleepy Hollow on Tuesday.

The first phase of the 1,177-unit, 170,000 square-foot commercial, retail and hotel development known as Lighthouse Landing will consist of some condos, townhomes and a rental building, but site approval and infrastructure work could take another year.

Pre-planning has been ongoing since the group contracted to buy the roughly 70 acres on the west and south portions of the site last year. The purchase price and contributions to Sleepy Hollow will total just over $50 million, sources said. The parties could not be reached or declined comment.

Smile NEW YORK | 410-416 Tompkins Avenue | FT | 6 FLOORS

Project: 410-416 Tompkins Avenue

Quote:
Bedford-Stuyvesant’s rapid gentrification isn’t showing any sign of slowing down, with Vasco Ventures planning a boldly designed 35-unit luxury rental building in the heart of the neighborhood. The developer will erect the proposed L-shaped tower at 410-416 Tompkins Avenue.

The building is set to contain primarily two-bedroom apartments, with a few one and three-bedroom units and a penthouse suite, according to Matthew Matilsky, a representative for Vasco. Rents will range from approximately $2,000-$2,600, depending on the market, according to Matilsky. “We’re not wedded to that,” he said. Building amenities include a top-floor gym with panoramic views of the Manhattan skyline, large balconies, a rooftop terrace, and 18 indoor parking spaces. Vasco has dubbed the development “Hancock Manor.”

Smile NEW YORK | 447 Decatur Street | FT | 5 FLOORS

Project: 447 Decatur Street

Quote:
One of many new developments that Boaz Gilad's Brookland Capital is currently planning in Brooklyn is this four-story structure at 447 Decatur Street, at the edge of the proposed (and long-shelved) Stuyvesant East Historic District. The Stuyvesant East Preservation Action League describes the district as "one of New York's most intact 19th century enclaves, with over 95 percent of its original buildings still present and, for the most part, still functioning in their originally intended roles." The block that 447 Decatur sits on is a mix of brick buildings, stately brownstones, and a few row houses. The planned building, however, appears to be a mix of brick, metal, and, predominantly, glass. Clearly, architects Arc Architecture + Design Studio did not take any cues from the surrounding architecture (this, apparently, being one of the blocks that Gilad has deemed not beautiful enough to communicate with).

Smile NEW YORK | 1560 60th Street | FT | 6 FLOORS

Project: 1560 60th Street

Quote:
According to plans filed, the development would include 13 separate structures of six stories each with a total of 128 housing units spread over nearly 230,000 square feet of space – large apartments, averaging nearly 1,800 square feet each, targeted towards the Hasidic families that predominate in this corner of Brooklyn.

Nassau County-based John Schimenti P.C. Architect is responsible for the design (not Karl Fischer, as the Environmental Assessment had indicated), and Abe Leser’s Mapleton Group LLC, based locally in Borough Park, is the developer. (He picked up the parcels after the rezoning, in the spring of 2013, for $17.5 million, or about $75 per buildable square foot.)

The Whole Foods building on Lenox is still working on the foundation of the new construction but the Bed Bath & Beyond building just a block east on 125th Street seems to be making major progress these days. Project: 585 Manhattan Avenue

Quote:
For 25 years, the New Warsaw Bakery operated at 585 Manhattan Avenue in Greenpoint, earning the distinction of the neighborhood's oldest Polish bakery. But in May, the owners said they were moving—though they promised to reopen—and now Brownstoner reports that the building has sold for $4.7 million. What will replace the bakery? Why, new apartments, of course. Plans for a new building were filed by Chatham Development Company in November. They call for a two-tower, 14-unit project that will rise seven stories. There will be retail on the ground floor, 17 underground parking spaces, and amenity space in each tower, as well as a rooftop terrace.
