Loudermilk switches planned office tower to apartments

Loudermilk Cos. has filed plans to build hundreds of apartments on a vacant lot in Buckhead Village. Just three years prior, the veteran Atlanta developer wanted to build an office building instead.

Roughly 1 acre in size, the lot is located at 359 East Paces Ferry Road, according to a special administrative permit filed with the city. Loudermilk wants to add 314 units split across 182 one-bedrooms, 82 two-bedroom, five three-bedrooms and 45 studios. Estimated rents were not included.

Loudermilk’s plan joins seven other apartment projects in the proposal stages in the Buckhead and Brookhaven areas, according to first-quarter data from consulting firm Haddow & Co.


This is the second iteration of project plans that Loudermilk has proposed for the site. In 2015, the developer, which was founded by the late Aaron's Inc. founder Charlie Loudermilk Sr. and his successor Robin Loudermilk, pitched a project to build a 12-story spec office building. At the time, it was one of the first few “spec buildings” — which means the developer begins construction without a signed tenant — to be proposed after the Great Recession.

I didn't realize Buckhead Village has a 225' height limit--I always wondered why all the buildings there are the same height.

Seems kinda silly to blanket limit height once you're well beyond the human scale. I understand a gradient next to houses or keeping everything at a 5-7 story level like in Paris or DC. But here, the nearest SFH receptors are hundreds of feet away, and the urban plateau look is pretty bland. Better to have a couple 400-footers thrown into the mix in the center of the neighborhood.

A $60 million Hilton planned by Piedmont Hospital

Chief Viking Investments is developing the planned 169-room Home2 Suites, an extended-stay brand from Hilton Worldwide Holdings Inc.

The real estate development company is a partnership of Butch Ross, principal of Atlanta-based Ross Hotel Partners, and Dave Johnson, co-founder and managing partner of McKinney, Texas-based Horizon Capital Partners LLC.

The development team aims to break ground in the first half of 2024, with an expected opening in first-quarter 2026. A commercial land development permit was recently filed in Atlanta.
