I remember thinking how cool it was when they were building the Gables (not sure if it is still called that) about 20-ish years ago. (caddy corner to the old post office site).

... now... it looks a little lost and outclassed down there.

Gables and the WP Engine building across the street are two of those buildings just screaming out for redevelopment, IMO. Especially if you're Gables and you overlook not only Republic Square, but a soon-to-be critical transit node . . . that land's worth a ton.

Surprised there's no cladding on this one yet, where 415 CO is at about the same height and covered in materials

You mean the Plaza Lofts right? Gables (at least now) would refer to Gables Republic Square (+ Hotel Zaza) right next to Plaza Lofts and obv that building is only ~3 years old.

Condo owners in the lofts will want a ton of money for that property you would think.

They really stick out now compared to their neighbors. I got to think WP Engine would go first since it's barely an office building to begin with.

It still feels bizarre the post office site has no real prospects yet.

You're right, good catch. I'm def referring to the Plaza Lofts. ZaZa isn't going anywhere for quite a while.

And yes, that ownership group is going to want a pretty penny to sell.

Posada Del Rey Condominiums is another site for redevelopment potential but I’ve heard owners there aren’t budging, multiple offers turned down over the years.

When I pass by this building, first thing that comes to mind is that show Melrose Place lol. It's actually a neat property with the enclosed courtyard.

Believe former ATX Council Member Robert Barnstone helped develop this. He was also a part of the Spring and a few other devs. Cool dude. When I was an Urban Studies major at UT I'd ask him to come in and talk to my classes and he'd always say yes. Speaking of ATXcouncil--some great items on this week's agenda. Amazing what a pro-housing council can accomplish. Of course now the issue is they are initiating great things but staff is the bottleneck. Will be interesting to see how long good policy is delayed. Longer the delay, less likely it's good when it comes back.

Yep, You can see the angled columns on the south side of the last office level going up to the amenity deck.

You can see both the ATX Tower and 415 Colorado going up in this same shot. This was taken from the top of the hill on 9th St. in Clarksville.

Sorry for the messy frame with all the power lines in the foreground, but I thought it was cool you could see both buildings from here.

It's a shame they can't compliment the wires with water and sewer lines hanging from leaning poles.
