The four-story Beaux Arts building at 2 Stockton St. in San Francisco . . . was built in 1907, to house Roos Bros. department store . . . .
The building, designed by Albert Pissis, was stripped of its facade ornaments in 1937, when it was redesigned by Bliss & Fairweather in the Moderne style.
A 1976 historic preservation study said the remodel diminished its historical value.
After Roos, the building housed Grodin’s department store through the 1980s. In 1994, it was remodeled and became the home of Virgin Megastore and also housed Planet Hollywood until 2001.
Cody’s Books opened there in 2005, but it was replaced not long after by a short-lived Ferrari retail store.
Forever 21 leased 53,442 square feet in 2011, but closed in late 2019. The space has been vacant ever since, but owner Invesco recently leased about 20,000 square feet to giant candy store It’Sugar.
Strada Investment Group filed plans in 2020 to redevelop the 71,000-square-foot building. Strada is the fee developer; Gensler is the project architect.
Strada wants to expand and convert the existing fourth floor into office space and add three stories totaling just over 32,000 square feet. That would add about 50,000 square feet of office space and increase the height to 127 feet, not including the mechanical penthouse. The proposal is pending approval.
Strada already has approval to convert four levels of the adjacent 48 Stockton from retail to office.
