Those type of uses are classified as amusement facility. So my guess is this is something hotel related but only in the commercial space downstairs which is kind of weird.

I feel like 20,000sqft is more than the commercial space right? My guess is they have had trouble leasing up units and are going to convert a portion of the building to "hotel" in order to STR more than 25% of the units.

That makes sense, if not unfortunate. But the ground floor commercial I believe is just slightly over 20k sf.

the retail space is exactly 20, 940 sqft. Also, didnt the property qualify for tax credits that require the units that are historic to remain apartments for a certain period of time. the rooftop was new so was able to be sold as condos if i recall correctly?

Stephens Garage currently has 14 unleased units out of the 62 total units according to the leasing site. A 78% leasing rate in this environment isn't bad at all. Glad to see that the ground floor retail space will be occupied soon.

This CU is definitely just related to the commercial space Im just trying to figure out what hospitality use can be put in that space. Will keep an eye on it though. Hostels arent allowed in the zoning district so cant be that
One thing I could see is they bring in aistreams and make an airstream hotel out of it... space was a former car dealership so it could handle it.
