[Burnaby] Modello | 37fl | Completed

Another sleek tower going up this fall in Metrotown area. Looks good to me.

"Designed by Chris Dikeakos Architects, this elegant building is scheduled to launch this autumn: a 37-storey skyrise with 170 high-end residences (ranging from 623 – 1,706 sqft) emerging from a 4-storey podium base, which will present a 60 foot streetwall along Beresford as well as Willingdon Avenue."

Even in dt Vancouver this building would stand apart. Very nice looking building.

My old neighborhood is being transformed so radically. It's kinda weird to imagine the corner of Beresford and Willingdon looking like that.

Wow that is gonna be right on the corner of Beresford and Willingdon? Awesome! I used to live like a 2 minute walk to the south in those old white towers.

Nighttime rendering from Boffo's website. I'm really looking forward to this one!

Looks good, but the name keeps reminding me of Bordello.

Nice looking tower. I am assuming this would be advertised as 42 stories tall.

Not bad, I hope they'll be able to fill those retail spots - it seems like it's tough for stores that aren't on Kingsway or inside Metrotown.

Interesting you say that. My thoughts exactly when I first saw the renders.

It seems they may have a couple of tenants or CRU buyer's lined up? The Boffo rezoning application included a 1,424sf liquor primary establishment (40 indoor +20 patio seats) -"wine bar" type of bar with service hours until 1am M-Sat and 12am on Sundays. In addition, a 4,054 sf food primary restaurant with liquor license (120 indoor + 40 outdoor seats).

Great for the neighbourhood but not sure as a buyer, especially if I lived on a lower floor, if i'd want to live on top of a bar & resto with 60 patio seats, but that's just me.

Those are some big units. I like that, hopefully people snap them up and show the demand.

I love all the 2+ and 3 bedroom units. I hope those sell quite well and put some pressure on developers to start offering more family friendly units.

I agree. I hope the large units sell well too but if $670,000 is the starting price for a bottom floor then its going to get expensive fast. Boffo did a great job at Jewel and sold well but this area of Metrotown is a more challenging area for higher end/larger units that Boffo likes to do... On another note I heard that Polygon has leased the old Intracorp Silver sales office on McKay Ave to restart sales of their remaining Moda units.

I was commenting more on the size. You can have 3 bedrooms in 1000sf-ish. These units are 2-3 bedrooms at 1400-1600 sf. Great size, but like the other poster mentions, they start at big $$.

They are fudging the sizes though by including the outdoor space. They are still decently sized but not nearly as big as they are trying to make them appear. Still glad to see more multi bedroom units hit the market.

Nice layouts - the entry opens onto the living space without a winding hallway to get there. Reminds me of units at OMA or Parkview (Concord lands)

I like this building and the layouts/interiors look great, but to me the prices in Metrotown are getting crazy and there is no way I'd buy at those prices, especially with so many more towers on the horizon. The average in this building is $660/SF...

Compare that to new downtown buildings like One Pacific ($665/SF) or Maddox by Cressey ($700/SF).
