General rule for the message boards - some groaning is normal, but it's always a good idea to reserve judgement. Hell, my opinion of some towers does a complete 180 years after they are finished.

I've been watching this site for a while (back in the day my g/f used to live in the Rush apartments that used to occupy that site). . . with regards to the height business - there aren't really any hard and fast rules*, but I think we used to say that anything over 12 floors would count as a "high rise" and everything else would just fall under the 'general development' sub-topic discussions. . . I would say anything 10 floors and higher probably can be discussed here without issue, but other mods may have different thoughts on that. . .

Is the design architect Perkins and Will, or is it HDR?

Really hoping the former.

The 1960s called, they want their parking structure back...

This design for Rush is interesting, seems like a "two-face" design with sleek glass facing the expressway/Ashland and red brick facing the Little Italy neighborhood to the south/east.

I appreciate that the site plan seems to keep parking access on Congress and tries to treat the Harrison/neighborhood side with a gentler touch. It's really a beautiful neighborhood there and some grossly overscaled hospital buildings could ruin it.

Might also be Ayers Saint Gross out of Maryland, Rush has engaged them for various master planning over the past few years.

Hello all, first time poster here. Felt the need to create an account because today I was told by a C-level exec from one of the largest CRE developers in Chicago (that's as much detail as I feel comfortable giving) that they have a 1,000,000+ sq ft office building in planning right now. The location will be "downtown" and they are likely to announce next quarter. They're very excited for it and feel confident in it. Like the rest of you, I'm excited to learn the full story and I guess this means people still think this current boom can continue.

Welcome aboard! Okay here's a general question I'm going to ask - is this on land that is currently partly or all surface/vacant lot?

My initial thought is if its an official design/status update from Tishman Speyer regarding 130 N Franklin? But I guess they wouldn't be counted as a big name in real estate development in Chicago but they do have 13 mil square feet of office in Chicago

I've also heard about a large building in the early planning in the CBD estimated between 700 and 800ft tall. It could be the same one ^, but hopefully it's another tower. Long live this construction boom.

410 S. Wabash is nice infill. More of that taking out all those Wabash parking lots would be great.

Hmm what are the options here? Assuming this isn't a known proposal, there's a few options for sites. I doubt it would be an East Loop location, that's not really where the smart money is going these days. Also for office, it's got to be a large site, at least 1/3 to 1/2 of a city block and reasonably rectangular.

A few possibilities:
-311 S Wacker expansion sites
-300 S Riverside expansion site
-ABN AMRO expansion site
-North Bridge parking lot

I'd love to see something built over Ogilvie's train yard, it would probably have to be at the northern end along Lake Street to get elevators and stairs up to the tower.

800 ft there from the highway would just complete that stretch incredibly , the canonization of that stretch and just west on the Ike this cycle has been very impressive.
