2 different developers - now going onto a third.

The condo market seems to be maturing in Hamilton though, with lots more proposals than in the past and more moving to construction. So hopefully third time is the charm here.

Here's another link to the full brochure on CBRE's website if anyone is interested.

This is a great, prime site in our downtown and it is really too bad that it has sat as a decrepit fenced off pile of dirt for so long. It deserves something excellent, and I hope a real developer comes in and proposes something better than the previous plan.

I will be watching to see if the eventual purchaser pursues the existing 18-storey scheme, or whether they opt for a 30 storey height limit tower. Back of the napkin math indicates that a 30-storey tower with 750 metre floorplates would net them a significantly increased GFA, without even factoring in larger floorplates on podium levels. When you also consider that the planning department seems perfectly content with tower floorplates above and beyond 750 square metres... the potential for GFA growth is large. If they wanted to pursue a 30-storey tower option, they would be incurring the cost and uncertainty of an ZBLA and OPA, though.

It would seem to me with everything that is going on right now in the downtown core and across the city, that this piece of optimal space, that it's just a matter of time. The only unknown I suppose is what will it be and will it be something formidable, as it should be in my opinion anyway. I find it completely strange that it has sat there for sooo long without even a finger touching it. Perhaps the grounds are haunted!

The issue is the fact it used to be a gas station, so the ground is contaminated

I feel like the cost of remediating soil is way over hyped. It's simply not that expensive. The soil is simply removed and brought to a processing facility where it is cleaned, or it is brought to a landfill. It really does not increase the cost of a project by much. Not sure where this myth started that it's super expensive.

Perhaps this site is more complicated due to ancient underground infrastructure or water issues.

And there are many other lots around that don't require environmental work like this. It's not the lowest hanging fruit.

Maybe the city should just buy it, cap it, and turn it into a park.

Let's just hope the construction of the LRT will light a fire under certain developers asses, including a potential one for this site.

This site definetely has some remediation issues, as discussed prior in the thread. That said, in my opinion this site could be a viable contender to host something 40+ floors, height limit be damned.
