This is the fifth time a potential buyer has come up to the firm that holds on to this tower. Allegedly this deal will be closed by the end of the first quarter of this year. Here's to hoping as its 1.4mil square feet is a major contributor to downtown's vacancy rate.

St. Louis is a terrific market to score bargains for large properties and trying to repurpose them.

About a week ago, the airport authority held a meeting to reveal the long-term future for Lambert Field, and a single consolidated terminal is the preferred solution. This terminal will be on the site of the current Terminal 1, which contains all airlines except Southwest that is in Terminal 2. This new terminal would keep the iconic domes that make up the current ticketing lobby of Terminal 1, potentially add a 5th dome to add space, and contain 62 gates plus signficantly reconfigured access roads and I-70 entry/exit points from MoDOT. Public feedback will occur later this year.

City Foundry Phase 2
Foundation drills are now on site. This project includes 272 apartments, an 83,000-square-foot office building, 25,000 SF of retail space and a 481-car parking garage. Construction should wrap up on this in 2024.



Armory District Towers
Demolition is now underway on an existing single-story warehouse in the Armory District in Midtown. Green Street St. Louis is leading this project. Planned are two towers of 14-stories each and 266 apartments each. The total development cost will be around $160 Million. These will be known as "40Grand". This is just across the highway from the City Foundry, so the transformation of Midtown rolls on.

25-Story Tower Revealed at World News Site in Clayton

Green Street and Midas are teaming up to construct this building, which will replace the World News block in Downtown Clayton at Forsyth and Central. Planned is a 25-story structure with 180 hotel rooms, 75 condos, 400 parking spaces, ground floor retail and restaurant space, and a rooftop bar. The cost is estimated at $100 Million. HDA Architects is the architect. Green Street Building Group is likely to be the builder.

7-Story Apartment Building Could Replace Mike Shannon's Downtown

The Garrison and MW Companies, a development firm based in Kansas City and behind the proposed 41Lindell development in the Central West End, is eyeing a plan that would tear down the existing 2-story structure and replace it. Plans call for a 2 floor podium topped with 5 floors of wood-frame construction for a total of 7 floors. The building, named the Fielder Lofts, is planned to include 125 luxury apartment units, 4955sf of retail space, parking, and amenity space for the residents. Estimated cost is $33 Million.

25-story mixed-used condo/hotel tower is nice. The design is contemporary and appears intricate enough but doesn't stray away far enough from Clayton's typical boxy builds. But it should be a solid addition to the Clayton skyline.

On the other hand, that 7-story proposal for the Mike Shannon's site is pure trash. That site in downtown St . Louis is too prominent and premium for that design. The proposal, in my opinion, needs to be upscaled - a lot. The downtown site deserves better.

^ the business journal has some better renderings. i'm alright with the style overall but the 7th and Walnut sides desperately need street level activation, the color palette could use some re-thinking, and higher quality facade materials (e.g. brick instead of EIFS) would be ideal.
