(St. Louis, MO – April 15, 2020) – The St. Louis TIF Commission approved the TIF request by Cullinan Properties, Ltd. for its Iron Hill project, a 14-acre mixed-use development located at the northwest corner of Grand and Chouteau in St. Louis’ Midtown.
The Iron Hill project continues to progress after having received overwhelming support from St. Louis TIF Commission members today with a vote of 7-0. The project will now be submitted for approval to the Board of Aldermen.
The TIF funds will be used for public infrastructure projects such as a public parking garage, city and state roadway improvements, intersection upgrades, improved accessibility and other related infrastructure.
Cullinan Properties is pre-leasing commercial space at the $335MM Iron Hill development that includes retail, restaurants, entertainment, hotel, office and multi-family residential. The project is expected to break ground in 2021.

As posted in one of the above posts, it is under construction. These are the most up to date renderings of the project. 4 Floors and 111 apartment units in the Grove. Simple design but is good infill. Completion is estimated for early 2021.
Next up is Cortex K.
The project's master plan has become more doable after originally proposing a huge development with 2 apartment buildings, 2 office buildings and a separate parking garage. The newest plan calls for 160 apartments, 120,000SF of office space, 40,000SF of retail space, and 600+ parking spaces in a parking garage and on a surface parking lot. This project will work together with Chroma Phase 2 as creating link between Cortex and the Grove.
Finally, this is KDG's and Yawitz's Olive Crossing
At Olive and 170, this project will be highly visible to the thousands of commuters who travel on I-170 daily. It will also be visible to people who use this highway to go to the airport. Since the initial project unveiling, the building designs have all become more attractive. The development is still suburban in nature. A dual-brand hotel will also be built on the property.
Despite the ongoing economic situation, a lot of projects have been financed and will be starting fairly soon. In regards to KDG, they are a growing firm that is planning multiple projects in the region. 4545 Laclede is another one of their project but movement on that has been slow. Supposedly it is financed so it could start later this year. KDG also acquired 1500 South Grand (Grand and Park) with plans to either convert into office space or apartments. A finalized plan should be made relatively soon. They're currently removing ground floor cover ups to assess the facade along the first floor.

The SoHo - 320-Unit apartment building planned in Soulard.
This will be the largest new-build apartment project in St. Louis by unit count. At 320 units, it beats One Cardinal Way (297) and One Hundred (306) in size despite being on 6 floors, however, this project takes up an entire city block (1501 South 7th for those interested). It also has the most modern design for the Soulard neighborhood. The site fills outside of a Review District for design, so it makes sense why this building has a modern design.
Construction is set to begin in the 3rd Quarter of 2020.

A rendering of the hotel portion was released by KDG. This is the 160 room, dual-brand hotel. Element and Courtyard are the flags. Each will have separate patios lobbies, and have 80 rooms each. There are 50 dedicated surface parking spaces and 120 dedicated spaces in a garage.
Construction is underway on this $75 Million project (Olive Crossing). Demolition of existing structures is taking place and the Office Depot on site will soon close and be demoed for this project. As I look at the renderings, and drive by the site, I look forward to seeing this go up. It will improve that area a bit.

Some project update photos from around the City and County over the past few days.
Despite the coronavirus, projects are rolling forward all over. Some are just starting while others are nearing completion. It's nice to have this variety since it gives us stuff to watch be built while other projects are shelved or cancelled completely.
Hue at Chroma STL (formerly Chroma Phase 2) is up to it's 3rd floor in the Northern half of the project.
The Aloft Hotel at Cortex has the restaurant space being erected.
The hotel itself should be open in June or July. Most of the rooms are finished so it's mostly cosmetic work that needs to be completed. Cortex by Chris Stritzel, on Flickr
4210 Duncan (Cortex)
Otherwise known as the sand crawler. Foundation work on this is wrapping up. A tower crane should be placed on site fairly soon.
BJC Neuroscience Building in Cortex
There are 4 foundation drills on site. A 11-story building will rise on this massive site, so I expect there will be 2 tower cranes here. They're moving rapidly with this project.
Ballpark Village Phase 2
One Cardinal Way recently got a controversial TV screen placed on the roof. It seems out of place and seems to be a last minute decision. On the Western side of the site, Live! By Loews, OneLife Fitness, and the offices at the PwC Pennant Building are all closed due to corona.
Steelcote Square
Construction is moving forward on the Steelcote Crossing project (small redevelopment). Steelcote Lofts have been open for several months now. Mill Creek Flats is on hold until financing is approved when the coronavirus is handled
Iron Hill
Incentives were approved by the City.
Forsyth Point in Clayton
Foundation work continues on this large project that will being 2 new office towers to Clayton.
Unknown Project
These buildings are going to be torn down around 201 North Meramec Avenue in Clayton. Golub and Company is the owner so they'll most likely build something new, but no one knows what.

Renderings released for the 7-story, 79-unit apartment building in the Grand Center area of St. Louis. This project will replace an existing 3-story building. No retail space is included. These apartments will be geared towards college students. Collegiate Development is the developer. Modus Studio is the architect. Construction is set to get underway soon with construction wrapping up in August 2021.
The Fairfield by Marriott will feature 136 rooms and suites, 2,000 square feet of meeting rooms. It was planned before final selection of MLS Stadium site, which will be nearby.
The Fairfield by Marriott hotel will revitalize a highly-visible lot in the western portion of downtown St. Louis (aka Downtown West).
Nearby new landscaped access roads will lead to the new NGA campus in North St. Louis as well as the new MLS soccer stadium - now in land clearance and prep mode.
