If they can demo without having to use loud noisey explosives, then that is the route they typically go.

It's also probably more expensive to Demo with explosives due to the large amount of street closures (right of way closure permitting), security and law enforcement needed for an implosion.

And I'm sure there is federal red tape to deal with any time you're using explosives for demolition.

You can't tell me that the person chopping away at it isn't having a good time. If the construction materials are what I think they are, lumber and stucco, even an M-80 would have been overkill.

That was my thought too. Stick buildings are a mess to blow up.

I would think any sort of fabric from a hotel is undesirable

Definitely, that Extended Stay was uggglllyyy! Now if only the rest of the project could go as fast as the demo so far.

Don't know if any of these have been announced yet, I think some of the office space has, but I can't wait to see who decides to occupy the tower. Gensler says it will be a mix of multifamily, hotel, office, and luxury retail space. Last big hotel brand I can think of yet to come to Austin is the Ritz Carlton, would be nice to see them make an appearance! Completion is still a few years off but this progress has be excited

That's the first I've heard of it having a hotel component. It's always just been office and residential.

I'm still expecting Virgin to come to Austin and might even had thoughts of a hotel component here, 6X, to possibly be Virgin. But they do like the color red and red is a dominant color feature of their hotels so I don't think that would fly with 6X. I was thinking Intercontinental doesn't have a stake in Austin, if I'm correct, maybe they would be interested if the hotel component isn't too small.

I was actually thinking Virgin, too. It fits the development, and also what the neighborhood is becoming. I'm guessing the room count will be between 150 and 250, whatever it is.

I'm not convinced Austin would be a good expansion target for Ritz Carlton. We're definitely rich enough, but the money that comes here skews young and indy, and would rather stay in a boutique or home share.

And Genral, the Stephen F Austin on Congress is an Intercon, FYI.
