I got the pretext noted in the article. I am unconvinced the proposed parking ratio is to address the safety concerns, or an appropriate or necessary response more generally. And the proposed drive thru provision betrays as much.

Now I understand why there aren't more regular updates of Astra. It's as bad as I had feared, and in some ways worse. At least they didn't use a gross color of glass like their Boston building.

On this side there are 8 floors of blank wall at the bottom. What's going on with that? Is a blank wall the finished product?

Not an awful angle, but there's still too much blank wall all over the place. The splotches of darker grey don't make it better.

For reference, Cambridge MA has a 454' residential coming up that looks like this:

To me, the Cambridge design is well worthy of being a city's tallest building. When is Astra going to be eclipsed by something that is worthy for Salt Lake City?

North side of Astra doesn't bother me. The west will get a mural soon and then eventually be covered up by another tower. It looks good from the east and south.

There were rumors of another tall building in the works at the recent SLC Construction and Development conference.

3rd South Demolition

I was walking down 3rd South this morning and noticed a sign on the little strip mall that contains the Green Ant that the building is going to be demolished.

There were also moving signs on some of the remaining businesses so I as assuming that the entire building is going to be demolished.

Does anyone know what is going to be built in its place?

Interesting. I did some digging and found this. It is obviously outdated as it references a plan to develop what is now a liquor store. Still, it gives some insight as to what type of development might be considered at that location.

How depressing! Don't we have design guidelines that prevent something like this? I guess since they're just apartments, not sure many people care that much. If these were condo's, developer's would spend more on the exterior. I will say the south and east side are decent. I'll just avoid looking at it from the other angles. Does anyone know if they will light the top at night?

Astra looks absolutely atrocious from the north. If that's the final look, it's actually one of the ugliest pieces of architecture I've ever seen.

I don't know how anybody can look at the renderings and defend how it's turned out.

I know the people involved here, and very recently was told there is nothing imminent happening, nor are there any firm plans, particularly since the previous concept relied upon utilizing parking at the state structure that was scrapped.

Great shot Dakben, I enthusiastically agree! Except for the lower portion, which will be covered by an upcoming high-rise. Even if the neighboring tower were only 24 or so floors Astra would look great from that westside view. The northside view though has to do something about correcting that blank wall faux-paus. It looks like they were thinking that the very light-colored variation in the stone panels would do the trick. Unfortunately, the color variations are not nearly dramatic enough, and even if they were noticeably varied in color a mural would probably be a better outcome. Even just painting multi-dimensional effect windows over the darker shade of staggered panels on that north side would be a major improvement.

Just a thought and it probably won't happen any time soon if ever, but I wish they'd build a neighboring high-rise on the north side. Demolish the old smoke shop and even the remodeled Zims, and the mediocre low-rise add-on to the south of the old Promised Valley Playhouse. Zim's historic aesthetic value was completely ruined. The inside contemporary remodel on Zim's is cool but not of any importance historically, and the front facade was completely ruined when compared to the beauty of the turn of the century original. Also, would like to see one of my least favorite structures downtown (The ugly low-rise Federal Reserve) demoed and replaced with a sexy 500-600 foot high-rise. Build a new attractive mid-rise Federal Reserve/Multi-Use government office building over in the new Federal Courthouse vicinity around the W. Temple area.




The original articulation of the 1890's facades next to Promised Valley were stunning.

Yes Delts, I've been saying on here for years that a new 600ft plus tower needs to be built on the Federal Reserve site. If so it would be perfectly placed in the skyline to make an incredible view from the famed northwest angle.

I’d take it a step further, Delts and taboubak.. not only should the Federal Reserve building go, this entire highlighted area needs revamping.



The orange area is my personal least favorite part of downtown. There’s approximately 0% vibrancy due to no street engagement, every structure is wide, under 100’ tall, and soulless. When I was a teen this is where my friends and I would smoke pot on the street because it was so dead.

A mural would go along way toward at least making the building look passable from the north.

It really whiffed from what it looked like in the rendering, tho. The white is off and the glass doesn't look nearly as good.

One building that I think has hit it out of the park and is very comparable to the rendering is the Worthington. Wish we could flip those two in size tbh

I'm embrace anarchism when it comes to height and density in the downtown core (let developers go nuts)...

EXCEPT 100% of the street frontage must engage with the sidewalk. It must be a public doorway or window to occupied space (retail, residential, office, etc.). They can do whatever the hell they want on floors 2-100+. But the ground floor is too important to the economic vibrancy and safety of the city to be a blank wall.

We wouldn't let a developer build a suburban shopping center on 10600 South that's 90% wall blocking the view of the shopping center. Why would a downtown (even one 50 years ago) approve blank walls at the base of buildings?

I think that side of downtown is the least of our concerns.

The southwest side of downtown is the empty void and is absolutely ripe for redevelopment. If only we could get something good on Block 40 and the cursed West Temple/400 S site.

Maybe Ken Bretschneider can buy it back and revive the Air Center

The Sugar House City Council Projects Progress Report on March 27 would seem to indicate that there has been noticeable progress on these two major projects since the last updates in November. If anyone in the Sugar House area cares to share a few picture updates it would be much appreciated.

Alta Terra = Est. Completion: Spring 2025. - Residential (Approx. 340 units)


March 27, 2024 Update: This two-part project has now transitioned to a new contractor and is moving forward. One-way traffic (WB) has been restored to Ashton Ave. and the pedestrian walkway along the frontage of the south side property has been repaired and allowing for safe access, including ADA accessible, through the project site and adjacent staging area. Framing on the south portion of the project has begun and moving steadily forward across the top of the structure. Utility installations have begun with the first leg occurring on Ashton Ave. With some temporary traffic obstructions the current one-way traffic will continue to be in place. This phase is nearly completed. The next leg of the utility installation, beginning approximately the first week in April, will occur at the north end of the project area, on Simpson Ave./1100 East and will require the closure of west bound traffic for a 2-3 week period.
2 Hour Parking signs have been ordered and will soon be installed at the east end of Fairmont Park to discourage all-day parking by construction workers. Discussions are currently being held between the contractor and a nearby private property owner to arrange for parking for construction workers.

March 27, 2024 Update: Re-construction continues on-site with five floors now in place on the building and framing mostly complete. Work is now focusing on the interior of the building. The rebuild is expected to be completed by late 2024/early 2025.
