In order to keep the high and mid/low threads in an encyclopedia style,

I usually categorize posts either by:

A) "Project": Refers to a new project with the title

B) "Construction Update": Project status pic + address

C) "Project Update":: Refers to a change in either data or rendering/schematic change or new update in that respect. Also a reference to the original post meaning, the first time its posted and could include extra info combined with the new info.

This is all in an effort to eliminate duplicates, and provide new info. Same applies to the high rise thread for NYC. Figured just a small memo if some are wondering why I am an organization nazi. Also just an assurance to know that a project may not be new, especially with the "project updates".

Tennessee-based developer Chartwell Hospitality filed plans for two new hotels on adjacent lots near John F. Kennedy International Airport in Jamaica, Queens.

An 11-story hotel with 362 rooms and a 12-story hotel with 183 rooms are set to rise at 144-02 35th Avenue, across the Belt Parkway from the airport. Gene Kaufman is the architect of record for both.


There is currently a Hilton hotel on the site, which Chartwell owns, and no demolition permits have been filed. Chartwell could not immediately be reached for comment. The company owns no other hotels in New York, according to its website, but is in the process of developing a Marriott Hotel in Westbury, Long Island.

Chartwell isn’t the only developer in Queens’ burgeoning hotel sector that’s active around JFK Airport. MCR Development and airline JetBlue are planning to build two hotel towers on the site of the old TWA terminal. And developer Kaukish Patel filed plans in October for three hotels on adjacent lots in Jamaica, totaling 398 keys.

Building design looks nice, but walls less than an inch thick? I wonder how that affects sound insulation? I understand that living in NY one expects some level of exterior sound, but having walls less than an inch thick would practically allow one to hear people thinking to themselves on the street.

I'd imagine its some high quality, highly dense material. Given the location, sound will be an issue if its made of bad material, but I'm sure they considered that. When units are going for extraordinary amounts, the clients will demand sound insulation. There will always be a slight muffle even with windows closed, but not on the level of some older buildings in Queens for example where you can here those ghetto Honda civics with the big pipes all day (never understood that btw, just buy a Mercedes if you want car performance). They could plaster the concrete to reduce sound issues. If its full of holes or porous, sound will leak.

The building will likely be rentals, and the developers get to build bigger in exchange for including below-market units. The city requires that at least 20 percent of the apartments, or 76 units, rent at affordable rates. The other 80 percent will be market-rate.

GF55 Partners will be responsible for the design.

On the ground, the 85 Jay Street site is almost as large as two and a half football fields. It’s one of the largest blocks in the neighborhood, bigger even than Empire Stores.

But the real numbers are in building up. Empire Stores will be only six stories tall. The development at 85 Jay Street could rise as high as 20 stories — creating a helluva lot of square footage.

To compare, the arena at the Barclay’s Center is a mere 675,000 square feet. The 76-story Frank Gehry-designed luxury tower at 8 Spruce Street in Manhattan is a better comparison — it’s 1 million square feet.

Closer to 85 Jay, Jared Kushner’s five-building Dumbo Heights complex — which he and partners bought from the Jehovah’s Witnesses for a record-setting $375,000,000 — is just a little bigger at 1.2 million square feet.

The property at 85 Jay Street is more valuable and could sell for more than the Dumbo Heights buildings, developers and real estate industry insiders told Brownstoner. For one thing, it’s directly across the street from Dumbo’s only subway station. It’s also outside the landmarked district.

But most important, 85 Jay is a blank canvas than can be built to any specification — including condos.

“Dumbo is perhaps the best market in Brooklyn, if not in the entire city,” Slate Property Group’s David Schwartz told Brownstoner. “It’s an amazing site, there’s no question about it.”

The luxury condo market still garners the highest returns for developers. But every developer we spoke with said the site’s massive size means no one will have to pick between residential, retail, and office space — it can easily accommodate multiple uses in multiple buildings.

Interestingly, the Witnesses have already refused an offer of $400,000,000 for the site, according to the Brooklyn Eagle. Though that was several years ago.

Residential development 85 Jay Street could dramatically increase Dumbo’s current population.

When Brownstoner asked Alloy Development’s AJ Pires about the potential impact on Dumbo’s population, he estimated that if the entire site became residential, “you’re probably talking about 700 to 1,000 apartments, so maybe 1,200 to 1,600 new residents.”

Agreed. While the architecture is moderately interesting, the form meeting its' context is piss poor. Boo!

I honestly don't know what is wrong with any architect that intentionally leaves blank party walls like that. Kaufmann and Poon, sure, but I said architect. Boo!
