I'll point out a few:
1. High land values -- eventual displacement of life time New Yorkers. Bad.
2. Vile wind tunnel from a very tall building and the river. Bad.

This is an interesting take on the changing neighborhoods.

Those are all good things, or non-factors, from a public policy perspective.
High land values means the city has high tax revenues for redistributive purposes. Income diversity is a good thing.
Tall buildings don't cause river winds. No one is being displaced from high land values, because lower income tenants aren't in market rate housing, so the land value has zero to do with their rent.
