Did you see if work is started on the other Marquette project near the L stop? (where Little Randolph meets Lake).

I don't recall seeing this anywhere before, but the St. James hotel, previously the Hard Rock Hotel will reopen as a Pendry Luxury Hotel & Resort in the spring :

Interesting. Pendry was originally slated for one of the Google-adjacent projects in Fulton Market. Wonder how those plans will change.

Is it going to be rehabbed as a part of this project?

The excavator is in the lot across the street from it. - but that would be nice.

The new development will turn the triangle-shaped La Luce parking lot into a dog run.
Someone on here said the old building was within the PD boundary for the apartment tower, but I'm not so sure that's the case.

It's not included within the PD boundary per se. However, the parking lot and the (vacated) stub of Loomis St are included, and their FAR was used up to enlarge the 1400 W Randolph tower.

That means the original plan of La Luce's owner - to tear down La Luce and erect a larger building spanning between Midwest Performance Cars and Ogden Ave - is closed off. This is a defacto preservation for the original La Luce building.

There still exists the possibility that someone could buy Midwest Performance Cars and combine that with La Luce for a larger development, but for the moment La Luce is not a "prime developable site", it's a narrow 25' wide lot. Theoretically someone could come in and build a narrow 8 unit building, but that's unlikely due to the L tracks.

EDIT: pulled the property tax records, apparently Marquette purchased the whole package and is now the owner of La Luce itself. That's a little more concerning, if they owned it but did NOT wrap it into their PD. It suggests they may have a future development in mind. Either way La Luce is orange-rated so there should be a demolition delay.

I was in touch with the owner of La Luce, it was sold to Marquette properties and I believe the FAR was used up in addition to the lot and vacated street to enlarge the development on the corner.

I believe the intent is for Marquette Cos to simply renovate and relet the La Luce building. It's quite a dense parcel already and could probably fecth a premium retail tenant at some point once Covid is over. Yes it faces the L, but it's got incredible visibility especially with a dog run in front of it in perpetuity.

I couldn't find a separate forum for the Moody Bible site, but they just released some renderings in the Tribune:

Developer reveals plan for land alongside Moody Bible Institute: More than 2,600 apartments, condos and town homes
Ryan Ori
Chicago Tribune

I can't link the images because they're part of a slideshow and I'm not technically adept enough to find the links in the back end so ... just click I guess.

I didn't attend the meeting, but the renderings look nice. It looks like a smaller 78 concept and would certainly improve the area from an urban planning standpoint.

^Not terribly flashy, but good. I'll believe it when I see it, though. This is probably 15-20 years to completion like every other megadevelopment we've seen proposed over the last three years:

-The 78
-One Central
-Michael Reese
-Lincoln Yards
-Riverline/Southbank
-Moody Institute
-Tribune/River District
-What else am I missing?

There's a new thread here. It's not showing up on the "Chicago Projects & Construction" section though, which is maybe why you didn't see it. @Mods, can you help?

JDL said their timeline is 10 years, which makes sense since there's not really any infrastructure work to do unlike the others

The IMD has a megadevelopment in the works, but nothing final. They plan to take advantage of being located in an Opportunity Zone. With how much money the United Center has been losing, I won't be surprised if they sold their lots for a redevelopment project
