Artisan Yards development is applying for rezoning. Public hearing on November 5, with Zoning Review Board on December 3 or 10.

It's awesome to see this moving forward. I didn't realize this was an actual project proposal; I thought it was just for marketing purposes.

Neither did I, and i doubt the finished product will look like those renderings (granted the rezoning is approved,) but I'm glad to see something happening here.

I’ve heard the zoning is to help market the site. I don’t know one way or the other, but the site plan presented for the NPU said “Concept”.

Sale of south downtown’s Artisan Yards site hindered by land use restrictions

https://www.bizjournals.com/atlanta/...s-atlanta.html

Quote:
A prime piece of real estate in south downtown known as Artisan Yards is having a hard time attracting a buyer because the property is zoned for high-rise towers as well low-density warehouses. The inconsistent zoning has discouraged developers from buying the valuable land, according to the property owner, who is now asking the city for the site to be rezoned solely for high intensity use.

About 7 acres are zoned for the kind of development seen throughout the city’s downtown urban core, such as high-rise towers, high-intensity housing, pedestrian-oriented mixed-use developments and major commercial projects. The remaining approximately 3 acres at 359 Whitehall St. are zoned only for low-density, light industrial use, such as warehouses.

Is this that odd little stretch of Whitehall that runs between 2 railroad tracks? It’s an interesting little area & it would be nice to see something there... but another mega project for the “creative community” with “artisan” in the title sends up gentrification red flags. Wish we could encourage smaller, more organic developments in town that suit the existing community.

How about letting owners do whatever they want with their land if permitted.

It is highly questionable that a mega project is even feasible in the location at the moment. If the land sells, I think we're more likely to see a proposal of a smaller scale than is suggested in the rendering.

“if permitted”

If what the owners want to do is permitted, they’ll be allowed to do what they want. The way you worded that’s doesn’t really say anything. The project isn’t permitted.

They will find the right land use solution. Money talks.
If the developer puts in $300,000 units they must be from another universe.
