NEW YORK | 134-03 35th Avenue | FT | 14 FLOORS
Project: 134-03 35th Avenue
Quote:
The finished building will host 134 condos, 206 hotel rooms, a restaurant, six retail spaces, and a “community club.” The hotel will occupy the first five floors, and 102,647 square feet of apartments will be stacked on top. Average units will measure roughly 760 square feet. That’s usually too small for condos, but little units are ideal for Chinese residents who value owning their homes and don’t want to pay millions to buy.
The hotel portion will occupy 86,250 square feet, and 18,000 square feet on the ground floor will be devoted to the community facility. The lower floors will include a slew of amenities, including a gym, laundry, storage, as well as spaces needed for a hotel, like locker rooms for hotel staff.
And a parking garage large enough for 223 cars will take up the bottom two floors of the cellars. As we’ve come to expect in Flushing, the developer has chosen to build a much larger garage than the city requires. The 7 train and the LIRR are only a 15 minute walk away at Main Street in downtown Flushing, which usually means parking is less of an issue. But drivers who commute to the neighborhood from more suburban areas of Queens and Long Island put pressure on developers to build huge parking garages here.
