I'm hoping the Toyoko hotel moves forward, but the way things are going it's probably delayed. The location at 3rd/ Oak would make it stand out more in the skyline from the north/ east viewpoints.

It is amazing that another very high end residential project is going up in conjunction with the Ritz- Carlton Project. What will be a new standard of Condo living in the Ritz-Carlton is also permeating into the Rental Sector in the 11 West. In an earlier post, it is describing a rental project with an outdoor swimming pool , roof top Chef kitchen and.....Per Goodman quote "There's going to be a lot of things in this buildings that you don't see in other buildings," The West End is transforming into a High End Residential District.

On a side note, it was reported in the "O" last year, that Portland elevated from 24th highest Median Household Income Market in 2005 to 8th highest in 2018. Also, another article reported Oregon had the highest per capita increase in # of new Millionaires in 2018. Due to these new statistics, I should not be too surprised to see this new type of development going on with the tremendous infusion of wealth being injected to the City.

Looks like there is a tarp over the Blaine Fontana mural. Is it going to be incorporated into the new building?

If I recall, I think the building is designed around it so it’ll still be visible.

The tarp-protected mural being preserved, Capax Infiniti, is by South African street artist Faith47. There are two murals there, though - is the other one by the artist referenced above?
