wow haven't seen the progress in a while.

Would the street level retail open while the construction still goes on above? sort of how the Safeway on Davie opened long before the building has been completed.

I doubt the retail opens before the shell of the office is complete, but as Jollyburger pointed out there will be phased opening of the retail and the two office towers.

The more I think about it, the more exciting this development is.

It will really activate this East part of DT, that really doesn't have a lot going for it at the moment.

Yes, it's definitely a dead zone, thanks mostly to this building's prior use.

This and the mythical new VAG next door would be amazing.

This building will certainly help as will the other office towers coming in around there, the art gallery while nice to have won't do much for the area. How much traffic does the current art gallery supply?

I expect they assume they turn into a world class gallery and attract more people. It seems like a dead zone unless it's a special night event or exhibition opening.

I have also been tempted recently to say it will be nice to see how this development changes the area especially with the number of new workers and amenities it will bring to the area.

The retail will add some traffic at all times of day.
Cultural facilities like the theatres only provide waves of traffic mostly at night.
With the office use, that'll fill the daytime gap.
The various uses may end up complementing each other.
(ie compared to CBD which is dead at night)

The mall definitely will bring in foot traffic, and that goes without saying. The F&B areas can attract a myriad of patrons: from office workers to library goers, to theatre attendees and even shoppers from Pacific Centre mall and Robson Street . This would be a great meeting place prior to or after art performances etc. We need more of such a place around downtown. It really makes he streets more urban and vibrant.

I guess the VAG proposal also had 200,000 square feet of office attached to it which helps.

Yeah, probbaly mostly food and bverage retailers in The Post.
I can't imagine many, if any, clothing retailers in there.

185,000 square feet of retail. CityMarket is 45K. They also said a gym, pharmacy so that's probably another 30-50K of sq feet taken up. Food hall also another 50-80K? Two sit down restaurants so 10-15K?

We don't know whether there's any Amazon-related retail space. Obviously not Wholefoods, but this is a bit unclear. (Something tells me it Needs Amazon specific copy). The food hall was going to be 25,000 sq. ft. and the two restaurants facing Georgia (with patios) are around 10,000 sq. ft. each. There was also going to be a fitness/lifestyle centre.

Although we may never have seen a rendering with Amazon signage, I think the rendering above actually depicts an older design of the building. I believe some small changes (for the worse, in my opinion) were made at the late stages. Indeed, you can already see discrepancies between the rendering above and the latest construction updates.

Observe in the latest updates, for example, that the exposed columns along the top of the Georgia-facing podium are twice as tall as those depicted in the above rendering, while the exposed columns on the Homer-facing side are half as tall. For comparison:

Depends on what's available outdoors. The current gallery grounds are quite busy with locals. I agree they are there for other reasons, but it adds a ton of vibrancy to the area.
