It might have something to do with the way the building is designed. The cantilevered portion is on the east side, wouldn't be practical for the stairs.

And maybe also the emphasis on Park Avenue is being pushed a little.

The battle for New York City's most expensive penthouse is ON

Vornado Trust Realty is building a 69-story tower at 220 Central Park South, in the heart of Manhattan's "Billionaires' Row." While prices for the six penthouses have not yet been revealed, sources told The Real Deal that the most expensive one would "ask between $150 million and $175 million."

Meanwhile, Zeckendorf Development — the company behind behemoth 15 Central Park West — released the floorplans and price for the pinnacle apartment at 520 Park Avenue, the high-rise its building on Manhattan's east side. That penthouse, a triplex, will be listed at $130 million, The Real Deal reported.

And in February, the developers of another luxury tower at 550 Madison Avenue, the former Sony headquarters, announced that their penthouse would hit the market with a price tag of $150 million. That apartment, also a triplex, will encompass 21,500 square feet, according to The Real Deal.

Here's how the three new offerings (all still under construction) stack up:

550 Madison Avenue: $150 million, 21,500 square feet. Eight bedrooms, eight bathrooms, 10 half-baths.




520 Park Avenue: $130 million, 13,6500 square feet. Eight bedrooms, nine bathrooms, two half-baths.




220 Central Park South: "$150 to $175 million."

Good god. Maybe as interesting as the penthouse prices is what they are charging for those closets for the privilege of living in this building. $1.5 million for 390 square feet on the 4th floor. Some, poor misguided souls will pay it.

If you can round up $65000, you can live in storage room #12. Sure its 32 sq ft, but if prisoners can do it, you can too! 6x6 pretty much.

Was going to say, it'd make a great parking space! (and I might pay $65K for a private parking space in the city). But it's not even big enough for that.

Those units are for "the help". You can only buy those units if you already own an apartment in the building.

And, scary as it sounds, those units are actually much cheaper than in competitor buildings. Look at the prices for storage and servants quarters at 220 CPS. I think the storage at 200 CPS runs 3x the price of 520 Park.

You would actually have to pay at least 16.2 million to purchase a storage unit.

As with the servants quarters, storage units are only available to apartment owners at 520 Park. The cheapest apartment in the building is 16.2 million, so that's the minimum entry price.

So then what are those "Suites" shown in chris08876's post? Separate maids' quarters that you can only purchase as an addition to the principal condo?

520 Park Avenue Struts Onto the Market With $70M Penthouse
