Norman Foster's Midtown Condos Launch Sales From $3.35M

Quote:
Details on the Aby Rosen-developed, Norman Foster-designed condos at 100 East 53rd Street (called, appropriately enough, One Hundred East Fifty Third Street) have been coming out in dribs and drabs. First, vague details on pricing were revealed; then, the interiors of the space; and following that, floorplans for some of its available apartments. Of course, the most pertinent thing for real-estate speculators—the full, public listings for the apartments—has been under wraps, at least until today. Listings are now live for seven of the building's units, ranging from a $3.35 million studio to a 50th-floor, 3,385-square-foot three-bedroom unit that's asking $21 million. The building topped out earlier this month, and the first move-ins will happen in 2017. Should you have the cash to justify a visit the sales gallery for the apartments, it's located—of course—in the Seagram Building, just next door.

That's A LOT of money to live in this area. I used to work at the Citigroup building right there from 2008-11 and you could not have paid me to live there at that time. On the other hand, the office-only district is dying a slow death with buildings like this and 172 Madison. That's a good thing. In 10 years, Midtown probably won't be a horrible place to live anymore, and these buyers will have gotten in early before prices rise to meet more desirable neighborhoods for similar condos and amenities. Flooplans leave a lot to be desired with this building, though.

I think I like this build. Its design it not particularly special, but it blends in very well with its surroundings and is generally pleasing to the eyes. Location is amazing, I expect these residences to go quickly if priced appropriately.

610 Lex reminds me of the Setai going up in '09 . .
a slim sleek respectable profile rising . .
visually next to and in the shadow of . .
a distinctive internationally renowned NYC Monster Landmark . .
the 50s-looking Setai - at the feet of the Empire's 30s majesty . .
610 Lex - (still like say the "Shangri La") - . .
before the rare phenomenon of 70s extravagance - Citicorp . .

Good eye in the similarities between this and Setai. The differentiation is in the quality of the materials: where 610 Lex blows Setai out of the water. I would kill to have something like this in LA: classy, simple, modern but with a not to the past iterations of modernism, with high-quality materials.

Very minimal, but also very classic. This tower fits wonderfully in its surroundings.

Wow, just another tree in the jungle. A nice looking one, though.

And look at the forest sprouting up across the river!

Yeah, this building really just fell of the radar for me. It was one of the towers that got delayed during the downturn, and it never seemed to get my attention after that because there was so much else going on. Foster's latest at 425 Park Ave will get more attention no doubt.

But that view from the top of 30 Rock reminds me that I'm due for another visit. Even with the two new observation decks under construction, it will remain IMO the top deck for views of the skyline overall. You will get all of the towers to the north (the supertalls of 57th, etc.), the best view of the ESB and 1 Vanderbilt and others to the south, all of the Hudson Yards glory to the west, and Long Island City getting a dramatic skyline and at least one new supertall to the east.

I really like this building. It's amazing in person. It's as if an international style building from the 80s was brought over and made more classy. The slenderness on this thing is amazing. What a graceful thing it is.

Only in NYC would a 700 foot Foster+Parteners building nearly be forgotten.
