Located at the entrance to the High Line Park on 34th Street between 10th Avenue and Hudson Boulevard, the 66-story structure rises to a total height of 1,031.5 feet and offers the neighborhood skyline a distinctive new visual identity taken from its stepped silhouette and a ribbon of outdoor terraces that cascade down the setback facade to a street level podium.

The design team, which also included Adamson Associates, made wind- and drought-resistant biophilic elements a central part of the building’s exterior, working to unprecedented new heights for commercial high-rises. Certain plant species were selected for their ability to flower as early as February, in combination with evergreen ivy varieties. The program also creates flexible workspaces and includes an exclusive clubhouse on the uppermost floor with sweeping views over the Hudson River.

On trellises, English and Boston ivy keep their leaves all year. Plant types vary on each side of the building, depending on sun exposure and wind tolerance.

The lender started to relocate staff to the new office in February, and will move traders, the last group, in June.

HSBC’s hybrid working policy has been among the most flexible in the financial industry.

HSBC’s new office has open working spaces overlooking the Hudson River. It includes perks like a coffee bar, wellness center, and a combination of private and shared spaces to tempt workers back.

The company held a “chair fair,” asking employees to weigh in on their favorite furniture, and a “workspace fair” for traders to choose their desk configurations, Mabel Rius, the bank’s head of human resources in the U.S., told reporters.

The office’s massage chair is particularly popular, she said.

Hudson Yards skyscraper The Spiral lands five new tenants to lift occupancy above 80%

The Spiral has been a favorite Realty Check subject since we first reported Pfizer would anchor the Tishman Speyer tower back in August 2017.

Its strong pulling power — enhanced by its top-floor ZO Clubhouse amenity center with an open-air terrace — subsequently lured HSBC, Debevoise & Plimpton and Alliance Bernstein among other marquee-name tenants.

Now, five unannounced new deals totaling 129,500 square feet have brought the 2.8 million square-foot, Hudson Yards District skyscraper to 81% leased less than two years since it opened on the block bounded by Hudson Boulevard, Tenth Avenue and West 34th and 35th streets.

Two as yet unidentified investment management firms signed for a total of nearly 90,000 square feet. One is said to be moving from Manhattan West, the other from Related’s Hudson Yards complex.

Global tech firm XR Extreme Reach, which is moving from 1633 Broadway, took 13,400 square feet. And Asset manager Fifth Wall is relocating from 1 Little West 12th street to 6,700 sf at the Spiral.

The new tenants follow asset manager Marshall Wace, which took 79,000 square feet last summer when it moved from 350 Park Ave.

Meanwhile, work proceeds on major ground-floor restaurants to open in 2025.

The team behind Llama San and Llama Inn will launch a Peruvian-Japanese Place on the northwest corner of 10th Avenue and West 34th Street, while two new concepts from Michelin-starred chef Gabriel Kreuther will be on the Spiral’s Hudson Boulevard side.

The Spiral opened last year. Pfizer Inc. has its world headquarters at the tower, where HSBC Bank USA, AllianceBernstein Holding LP and law firm Debevoise & Plimpton LLP are also tenants. The design by Bjarke Ingels Group features a series of cascading terraces and setbacks that twist and taper toward the sky, giving the building its name.

TPG already had a presence in New York, with a spot at 888 7th Ave. and offices at 245 Park Ave., according to the firm’s website. The asset manager has been expanding its business in recent years, most notably with its $2.7 billion acquisition last year of credit shop Angelo Gordon.

With 2WTC getting closer to finding a tenant I wanted to see what trees on a NYC skyscraper looks like when it's actually built since I don't trust renderings when it comes to greenery. I know it's only been like a year, but so far with the Spiral I'm not all that impressed. From street level the trees are barely noticeable.

TPG will move from 888 Seventh Ave. and 245 Park Ave. The talks were first reported by Bloomberg in July. The deal closed last week.

An insider said the move marks a modest, 20,000 square-foot expansion for the firm. The deal brings the 2.8 million square-foot Spiral to 94% leased to tenants including Pfizer, the US headquarters of HSBC, Debevoise & Plimpton LLP, AllianceBernstein, Turner Construction and Marshall Wace.

It’s a remarkable record for a building that opened barely two years ago on what used to be called the Far West Side.

Now, of course, the land of Related’s Hudson Yards, Brookfield’s Manhattan West and the Spiral no longer seems exotic or remote, but a prime mover of Midtown corporate growth.
