30,000 person Sustainable redevelopment - Edmonton

Five Finalists for Master Plan Competition
The transformation of the City Centre Lands into an environmentally-sustainable, transit-oriented, mixed-use development for 30,000 residents continues to build momentum.

A master plan design competition for external consulting teams shortlisted the top five proposals from 33 remarkable submissions to create master plans for the 217-hectare site. The five firms announced in August 2010 and selected to submit master plans include:

BNIM, from Kansas City, USA
Foster & Partners, from London, UK
KCAP Architects & Planners from Rotterdam, Netherlands
Perkins + Will, Vancouver, Canada
Sweco International AB, Stockholm, Sweden

Perkins and Will were chosen as the winner yesterday

They now have 16-18 months to refine and develop the master plan.

I slightly preferred Foster's, but that one is great too. Either way, its a really exciting project (and that it'll also allow for taller towers downtown is an added bonus!).

When is this planned to start/finish anyway?

Tentative start is 2014... the year LRT arrives at the site. It is a 20-30 year timeline for the full build out.

Creating a new urban experience
The 217 hectare (536 acre) site will become a home for up to 30,000 residents, and a place to work for up to 11,000 employees.

This will transform the City Centre Airport into a mixed-use urban community that meets the City of Edmonton’s goals of building strong, vibrant neighbourhoods and increasing density to make best use of existing infrastructure.

Blatchford's vision:

Housing for all stages of life, including family-friendly urban homes
A town centre featuring retail, offices and homes
About 74 hectares (183 acres) of parkland and open spaces
Excellent access to the LRT and transit
Uses 100 per cent renewable energy through a district heat and power plant
Carbon neutral development
Up to 600 community garden plots
A large stormwater lake, with natural landscaping on the west side, and a boardwalk on the east side
Possible student housing for NAIT
The Master Plan for Blatchford will be completed early 2013, and detailed design will take place later that year. Shovels will be in the ground in 2014, and the first people could be living and working on site as early as 2016/17.

That looks fantastic, I would love to see something like this being built somewhere in the Portland, Or metro.

So...starting soon? This is probably the most exciting redevelopment plan in North America right now.

City Centre Airport re-development costs worry Edmonton councillors

EDMONTON - The city could spend more than $150 million on the Blatchford development by 2016 and not break even for another 20 years, a new report shows.

Cash flow estimates, based on an undisclosed development scenario, show the sustainable community at the former City Centre Airport producing a $200-million profit by 2038.

But the project’s finances still worry Coun. Michael Oshry.

“I have some significant concerns that the methodology we have to build this out; it’s really risky; it’s hundreds of millions of dollars,” he said Wednesday.

“I don’t want to be here in four years, eight years … and say ‘We’re out $500 million.’ ”

He questioned why the city, which usually oversees development rather than doing the job itself, is running such a huge project.

“I’m concerned we’re taking a group of 20 referees and making a hockey team, and they’re expected to win the Stanley Cup.”

Blatchford is intended to be a North American showcase for green development, with large stormwater lakes used to irrigate parkland, community gardens and LRT.
