I was driving by the Domain tonight and noticed that the tallest Tower (I forget which number it is) has LED lighting, which I hadn't noticed before. It's currently lit up red and green, I assume, for the holidays. Here's a terrible photo I snapped while driving, but you can at least see the lighting.

Those two towers are going to be slick if they come out looking like the rendering. I like the minimalistic design.

I guess I'm a little surprised that they are still building more office space - I would have thought with the current trend towards fewer people working in offices less of the time, that there might be a surplus of commercial office space.

I don't have numbers to support it, but based on the return of rush hour traffic I'm guessing that a LOT of folks are back in the office.

That's actually a tower crane with the green and red lighting. I thought the same thing at first.

Seconded on the traffic increase of late. Sheesh. Don't these folks know that the road is for me and me only?

people are going to be more spaced out in the future. sq ft per employee has gone up. but i do see a drop in national pressure on demand but not sure if that is going to affect the local mkt that much

Oh damn, I guess that makes sense. I've never seen a crane with LED lighting like that.

The Domain Central project may turn out to be pretty significant. A zoning change request was filed today to allow for 400 foot towers within the ~10 acre site. The current zoning is 308'.

Interesting the map at that link shows it covering not only the parking lot, but also that existing single story building ("ESO"?)

Could be that's just future proofing, without an immediate plan to demolish it, who knows.


Edit/add: also interesting: with this proposal, they claim it would take it up to 75k daily trips, out of the 85k allowed in the current PDA's TIA.
I interpret that to mean they're pretty close to reaching the original full build out. It'll be interesting to see if in 5-10 years they try to go even denser and revise the TIA (which would presumably require them to kick in for transportation improvements, maybe helping out with widening Burnet?).

It looks like Domain 4 is planned for that site. All these Domain towers 1-15 are confusing. I think it’s just the parking lot for 14-15, but who knows.

The thing you have to remember about the Domain is that there's actually two or 3 different Domains. Owned and developed by different people. They just find it convenient for marketing purposes to share the same name.

But different naming schemes for buildings. So Domain 4 (that happens to be a tower) is different from Domain Tower 4.

Even more confusing, Domain South End (that site around the remaining IBM building) isn't even part of a PDA. It's straight up North Burnet Gateway development (albeit CMU-Gateway that allows up to 306').


Edit/add: Same thing with "Domain Pointe" just north of the Domain but south of the Mopac/Burnet/Duval intersection. Not part of the PDA, NBG zoning (though I forget the height limit there).

Amazon plans major expansion in Austin, to hire 2,000 workers
E-commerce giant Amazon is planning a major expansion in Austin.

Amazon says it will create more than 2,000 corporate and tech jobs in Austin over the next few years.

The new roles will support teams in operations technology, retail, business and web services. Positions will include senior data engineers, senior technical program managers, user experience designers and financial analysts.
To accommodate the growth, Amazon has leased 330,000 square feet of space at a new building being developed by Cousins Properties at the Domain in North Austin. The new office space is planned to open in early 2024.

Amazon currently has more than 3,000 tech and corporate employees at its Austin Tech Hub in three locations at the Domain.

Seems like a good omen for Uptown ATX and Domain South End (DT 3 & 4) getting built out faster. I wonder what the competitive atmosphere is like between Cousins/Endeavor, Brandywine and Stonelake all building huge projects in such close quarters. It's still pretty incredible to think about how much more capacity can still be added to this area even before considering the various smaller players.

I saw the Domain skyline yesterday afternoon from SH-71 around 5:30ish, and holy moly it was gorgeous. The sunlight was reflecting off the buildings making them glow bright orange.

EaDo (East Domain).
