Developer Pitches Another Millennium-Sized Tower in Boston

A New York developer is drawing up designs for a luxury condo and apartment skyscraper that would rival the 60-story Millennium Tower in Boston’s Downtown Crossing.
“It’ll be extremely sleek and contemporary with lots of glass,” said Sue Hawkes, CEO of the Boston-based brokerage Collaborative Cos. “And very tall – everything that you would expect in this market.”
The development team is led by Midwood Investment and Development of New York. The site is located on the north side of Bromfield Street and west side of Washington Street, diagonally opposite the Millennium site. cont.
This is a new proposal that replaces a previous proposal for a 28 story building.

Project: 5 Washington Street

Quote:
Urban Spaces LLC's latest plans for 5 Washington St., submitted after meetings with nearby residents, also calls for widening the sidewalk on Washington Street, adding a restaurant with an outdoor patio to "activate neighborhood greenspace" and a new "asymmetrical design breaking down the building massing into several different, smaller-scale components."

The proposal also calls for increasing the number of spaces in the building garage from 101 to 104, as well as a bike-storage room with a full bike repair station.

Project: 4945 Washington Street

Quote:
A Needham developer is planning a 46-unit apartment building on the site of a former landscaping business in a predominantly residential neighborhood of West Roxbury.

St. Mary’s Broad Street LLC, led by Ralph Vacca, wants to build the four-story, 47,537-square-foot residential building at
4945 Washington St., across from the Stony Brook Reservation.

The rental units at “4945 Wash” would include 19 one-bedroom units and 27 two-bedrooms, some with private balconies, with six designated as affordable. All residents would have access to a common roof terrace.

The estimated $6.9 million project would contribute to the much-needed revitalization of that section of Washington Street by upgrading an underused property, the company’s attorney said in a letter filed with a small project review application this week with the Boston Redevelopment Authority.

Project: 530 Western Avenue

Quote:
Architectural renderings of Mount Vernon Co.’s previously announced Western Avenue Residence project in Brighton were included in a filing with the Boston
Redevelopment Authority this week.

The Boston company’s project would include a six-story building with 132 studio to two-bedroom apartments and three small retail stores at the intersection of Western Avenue, Leo M. Birmingham Parkway and Waverly and Mackin streets — across Western Avenue from the Charles River Speedway facility that’s also set for
redevelopment.

The project, which would include 108 parking spaces and covered bike storage for 132 bikes, combines three commercial parcels and one residential comprising 49,383 square feet, with four existing buildings that would be demolished.

GE has officially announced that it will be moving its headquarters to Boston.

GE confirms it’s heading to Boston

Quote:
General Electric Co., one of the most storied names in corporate America, said Wednesday it will relocate its global headquarters to Boston.

The decision marks the end of a high-stakes competition to woo GE from its longtime campus in suburban Connecticut, besting New York, Providence, and other cities, and further solidifies the region’s reputation as a magnet for innovation.

GE said it will have roughly 800 people in Boston: 200 from corporate staff and 600 digital industrial product managers, designers and developers split among various divisions.

It’s a major victory for Governor Charlie Baker and Mayor Martin J. Walsh, whose aides worked closely together for several months to lure GE to a city that has seen many of its biggest companies swallowed up by out-of-town buyers, and a state that has labored hard to shed the “Taxachusetts” label pinned on it during the 1970s.

“We want to be at the center of an ecosystem that shares our aspirations,” CEO Jeff Immelt said in a statement. “Greater Boston is home to 55 colleges and universities. Massachusetts spends more on research and development than any other region in the world, and Boston attracts a diverse, technologically fluent workforce focused on solving challenges for the world.”

Hi Folks. Not too hijack your construction thread but I am looking for advice and time is of the essence. I expect to have about 4 hours in downtown Boston tomorrow. I have never been. What should I absolutely see in this short amount of time?

Thanks!

Prudential Center's Long Awaited Final Phase Nears Completion

Quote:
The exterior is just about complete, with some cosmetic finishing being applied at the base and the top. While it's not the tallest building in Boston, 888 Boylston represents the fourth and final office tower of the Prudential Center complex, one of the United States' most successful urban mixed-use districts.

380 Stuart Street Proposal to Join Growing Back Bay Highrise Cluster

Quote:
Designed by Chicago-based Skidmore, Owings & Merrill LLP (SOM) in collaboration with CBT Architects, 380 Stuart Street will bring a new architectural style to the neighbourhood. Indeed, with a height of only 27 storeys for 118 meters, the edifice will have a strong presence in the streetscape thanks to generous curves. Starting at street level, an arched gateway fronting Stuart Street will frame the entrance of the 58,000-square-metre building, then extend on each side of the tower as a parapet above the street-level restaurant and other retail spaces.

The website for the South Station Tower was recently updated and says construction will begin in early 2017 but no official press release has occurred so the conclusion on archboston was to wait and see as it is unclear how likely it actually is to be built. Bldup also posted the updated information as well as an archive link to the old version of the website before the recent update. The previous version of the website gave no indication when the project would start.

Developer says work could finally begin on towers above South Station

Quote:
Proposed South Station tower

Hines, which won approval in 2006 for a mixed-use development of four towers above the South Station train tracks, says work could finally begin on the project early next year.
In a new page on its Web site, first spotted by BLDUP.com, Hines says it's planning a 49-story, 970,000-square-foot office tower, a second office building about half that size, a 155-unit, 323-foot tall condo tower and a 200-room hotel, along with a garage with roughly 755 spaces, all fitting above the tracks and the bus terminal.

The tallest building will reach to around 400 feet and the shortest will reach about 300. The boxy one will be around 400 feet or just below it.

Rental Building's Steel Floor Plates Climbing at 1350 Boylston

Quote:
Just one block away from Arquitectonica's Pierce Boston development, Skanska is making their mark in Fenway with a 17-storey project designed by Stantec. Unlike Pierce Boston and most other residential developments, the tower floors now being assembled at 1350 Boylston Street are made of steel instead of concrete. With its slender core soaring skywards, passersby are getting a glimpse of how the building will fit within the traditional built form of the neighbourhood.

Photos Capture Boston's Booming Seaport District

Quote:
Located just east of the dense streetscapes of the historic downtown core, Boston's Seaport District was a blank canvas of untapped potential. It's taking visionary minds and political capital to make it happen, but a barren landscape populated by surface parking lots is finally being transformed into a unified masterplanned community with over 20 buildings and a plethora of public gathering places. The 23-acre waterfront lands — dubbed Seaport Square by developers Boston Global Investors, Morgan Stanley, and WS Development — is an active construction site as the first phases of the project charge forward.

-Weiner/Samuels got buy in from Prudential for Pru air rights parcel. Construction/costs more complicated/higher than anticipated, so there will be an increase in density to offset.
-Parcel 15+Pru Air Rights will host proposed two-tower development on shared podium
-Taller tower on Scotia side; 559' + mech, 46 floors, condos, tower is twisted slightly
-Shorter tower on Hynes side; 276' + mech, rentals
-342 units total

-Parcel 12 is similar massing but with greater height as well; considering office or residential use
-Office use would be 225', residential 288'
-Not as far along as Parcel 15 is

This is a big reimagining of the previous proposals and I just want to say I did not obtain any of this information this is all thanks to Downburst from Archboston including the pictures.
