Old news, but there’s word this one will be getting going soon with demolition. NW corner of Spring Mountain and Valley View. The old Ted Wein’s Firestone site, across from The Lotus.

Brightline buys land on Las Vegas Boulevard for planned high-speed train terminal. The proposed terminal station would include a 65,000 square-foot building, parking and connections to other ground transportation.

I haven't seen anything posted here about this seemingly really big mixed-use development called Uncommons. It was announced a while ago and is right by IKEA.
--EDIT I lied there's another post about this on the other page from a year ago! As of 2021 the project has already begun construction!

Developer's plan $400M mixed-use project in Las Vegas

Quote:
Stuart’s new company, Matter Real Estate Group, has drawn up plans for a $400 million, 40-acre project in the southwest valley called UnCommons. The developers want to build 500,000 square feet of offices, nearly 100,000 square feet of retail space and 875 apartments, all at the southeast corner of Durango Drive and the 215 Beltway.
Renderings show a densely built, walkable environment similar to Town Square, The District at Green Valley Ranch and Tivoli Village.

For a walkable community it sure has a lot of parking garages... but I guess it's better than even more single-family homes

Also another massive mixed-use apartment development is under construction on the strip.

754-unit apartment complex south of Strip set to open by year’s end.

Quote:
Located several miles south of the Strip, Ariva is also slated to feature about 75,000 square feet of retail, restaurant and office space, which will be completed before the residential units are done, Nicholson recently told the Review-Journal.
I believe they changed the name from The Arch to Ariva. This is a picture from The Arch and as far as I can tell the design has remained the same. I'm really not a fan of this... it just looks like a suburban office park to me. Hopefully we continue to see at least this level of density, though. It looks like south strip is really starting to fill out

Not sure the current status of this but there are some fairly recent articles. Pretty sure it has been announced for a while, but the upcoming Majestic Hotel (no smoking & no gaming!) will be on the site of the former Clarion. I believe it is supposed to begin construction this month but I'm not entirely sure if that is still the case. I apologize if this was mentioned previously, I'm attempting to bring this thread more up to date and active

This upcoming non-gambling no smoking Las Vegas hotel is designed for the health-focused traveler

Quote:
When likely complete in 2024, the 620-foot-tall property will have 720 rooms. But unlike many Las Vegas properties, it will have no gaming floor. It will include a medical spa.

Health is going to be a key focus of the planned hotel. It will feature a four-level, 70,000-square-foot fitness, nutritional, and medical spa operation. Yoga, spinning, nutritional consultants, and physicals aimed at executives will be provided.

The hotel project was initially approved in 2019, but got delayed by one to one and a half years after the coronavirus pandemic hurt Las Vegas’ business travel and tourist-dependent economy.

Some additional renderings

I thought I checked to see if anyone had posted about it but I must have been looking at a different inactive Las Vegas thread haha glad to find some recent activity here

It's cool to see that the project is on track, this is from February

tbh I'm shocked about how little information there is on this project for its scale but I guess the part they have been working on is about done. This is my first time seeing these renderings and the surface improvements seem really underwhelming

Next phase of major Las Vegas Strip road work kicks off July 12

Quote:
The full seven-phase project is designed to upgrade Las Vegas Boulevard between Sahara and the 215.

Each phase includes water line replacement, new pavement, intersection modifications to upgrade pedestrian crossings, enhancements to traffic signal and street lighting systems with smart poles and enhanced median landscaping with LED lighting.

Work on the $33 million first phase of the project between Spring Mountain Road and Sahara Avenue is nearing completion, but work in and around the intersection of Spring Mountain and Las Vegas Boulevard, and on nearby Sands Avenue, will last until November

I can't wait to see this when it's done. I was nervous last year when construction stopped but I'm glad that it's getting finished.

Actually, I checked the MSG Sphere website and I'm hoping they didn't downsize the exterior displays. I'm not sure why they would have this on their website as opposed to one of the pre-covid renderings... Maybe they haven't changed anything?

This is what the website is showing now:

I remember seeing a lot of really cool renderings, though, with intricate designs like this:

New mixed-use in Henderson called The Watermark. I'm glad Henderson is committed to bringing mixed-use residential development to the Water Street District.

Henderson's Newest Mixed-Use Project Begins Construction in the Water Street District

Quote:
The property will feature a building with seven floors and more than 135 residential units available on the top five levels and nearly 40,000 square feet of commercial space on the first and second floors. The Watermark will offer modern living spaces that vary from studio dwellings to three-bedroom suites with private balconies overlooking the surrounding mountain ranges and the Las Vegas Strip.

Not super exciting but interesting take on potential infill projects in LV and 234 townhomes. The article mentions that builders move towards the path of least resistance which is why I wish the city was more ambitious with reforming zoning and planning rules... what does the LV redevelopment agency even do?

Rare real estate project taking shape in central Las Vegas
Quote:
Southern Nevada housing tracker Andrew Smith, president of Home Builders Research, noted that cities older than Las Vegas get plenty of infill development, as there is no room to grow on their outer edges, and figures maybe up to a dozen or so small infill housing tracts have popped up in the valley over the last three or four years.
Still, he has wondered when Las Vegas will reach a point that suburban land prices get too expensive or available parcels get depleted, leaving infill projects as developers’ only option.

Downtown Civic Center Building and Plaza Survey Ends July 21

There are 3 different proposals with short videos to choose. I personally liked the LGA architecture proposal the most as good urban planning was a foundation of their design. I would really like to see this area revitalized and made to be more walkable.

Yes, they did. They halted construction. Because of Covid. They closed all Las Vegas hotel and casinos, too. So now, they reopening.
