Anyone have any scoop on the developer? I know they did the Arts building, but their website is pretty bare bones... Wondering how credible they are for something at this scale.

On another note, as I recall, The Arts had a lot more glass when the initial renderings were released...

It's facing west. That's Convent Street running up the middle from the bottom left corner. The Augusta Street bridge is prominent in the lower middle.

Here's the location:

It took me a while to see it too. This should help on orientation.

The top picture is showing from the Wyndham. In this picture you do not see the Dream Hotel or the Multi-family building on Soledad. The orientation on the map is highlighted by the red lines.

The picture at bottom shows a view from the USAA building. In this one you do see the Dream Hotel and the Multi-Fam building. This orientation is shown on the map with green lines.

That parking lot where buildings 2 and 3 are on your very helpful map are right near the top of my downtown parking lot shitlist (the tippy top are the pair right at Commerce and Navarro, for the curious). Great project, hope it happens.

The next lot that needs to go is the one with the Bill Miller. They can put a new one in the new project. More residences!

Something may already be planned... that Bill Miller's location closed down months ago. Bill Miller's is an extremely popular restaurant especially with the office workers during weekdays so it's very unusual that the franchise would close down because it certainly wasn't underperforming; maybe the property was already purchased and they had to move.

You may be on to something. That location is not listed at the Bill Miller website

I pasted by the other downtown locations last night and it's not open as well. Perhaps they are closed for remodeling? Seems both locations are closed now.

Bill Miller family member seeks OK for demolition to build 8-story apartment tower

https://www.bizjournals.com/sananton...own-tower.html

Quote:
A member of the Bill Miller family is proposing to build a residential tower on his property near the University of Texas at San Antonio's downtown campus, and he needs approval for demolition to make it happen.

Local architect Jonathan Card of Card & Co. has applied for demolition of a historically designated structure on the property at 503 Urban Loop owned by an DPMiller Investments LLC, an entity managed by Douglas W. Miller II. Miller's firm acquired the property in April 2020....

The OHP assessed the property in early 2020, determining that it met the qualifications of a historic landmark:
  • Being associated with a famous person, in this case Fannie Porter and the Wild Bunch
  • Being an example of the historical, architectural or cultural character of its time, in this case of an 1880s brothel and of the mission of the Carmelite Sisters
  • Bearing an important or significant relationship with the surrounding community or a certain architectural style, in this case being San Antonio's red-light district.

Developer previews planned Broadway East project near Pearl

https://sanantonioreport.org/develop...ct-near-pearl/

Less than four months after a major mixed-use development planned for the Pearl area hit a roadblock when the owner and developer put the property on the market, one buyer gave a preview of its proposed $100 million project for the area.

I think that would be a good mixed use site with retail. Being near the new UTSA expansion site, federal courthouse and all the other residential etc.
Will be interesting to see what comes of it

https://www.bizjournals.com/sananton...-broadway.html

"A Colorado-based real estate company is suing local development group GrayStreet Partners over the potential sale of GrayStreet's nearly 15-acre property adjacent to Pearl, which has been proposed as part of a massive $560 million mixed-use development.

McWhinney Real Estate Services Inc. filed a lawsuit May 21 in San Antonio federal court, alleging that GrayStreet and its affiliates refused to honor its claimed right of first refusal in an attempted acquisition of the Broadway East master-planned site by moving forward on a deal with local firm Fulcrum Development LLC, which is expected to close by June 19."

Here's Fulcrum Development's website:
https://www.fulcrumsa.com/current-developments/

They've built numerous suburban shopping centers, most notably Alon Town Centre. It's cool that they're local, but this would be by far their biggest and densest project.

Glad they're renovating but $50 million doesn't seem like enough to do anything with that awful crown. Easily my least favorite building downtown.

Also:

"A partnership linked to local developer James Lifshutz purchased a swath of vacant land across the San Antonio River from the former Lone Star Brewery complex, which is set to undergo a massive makeover.

Lifshutz Companies bought nearly 4.6 acres at 421 Roosevelt Avenue next to Roosevelt Park late last month for an undisclosed price from Martin Linen Supply Co., deed records show."
