Developer Submits Plans For Massive World Trade Center Of The Americas On Biscayne Boulevard

PMG, meet your new neighbor.

A developer has submitted plans to build a glassy 77-story tower called World Trade Center Of The Americas at 340 Biscayne Boulevard. At it’s highest point, the tower would reach a height of 953-feet, making it one of the tallest in Miami.

The proposed tower is being designed to maximize as-of-right entitlements permitted under the zoning code. The mixed-use tower uses exactly 1,439,352 square feet of FLR – the maximum permitted, without wasting a single square foot.

At the bottom of the tower will be lobby and retail space, with a 516 space parking garage and 52 bicycle spots.

Levels 16 through 23 consist of office space. In total, 246,529 square feet of office space is planned.

Next, a ten-floor hotel will start at floor 27, with 100 rooms.

The remainder of the tower, from floor 37 to 76, is dedicated to residential space. There are 400 units planned.

The property sits on Biscyane Boulevard directly in front of the Empire World Towers site, recently purchased by PMG. A Holiday Inn is currently on the site and would be demolished.

ITC Center Miami, LLC and BH Downtown Miami, LLC are the companies that submitted the proposal. Both companies list Regalia Sunny Isles developer Louis Montello as a Registered Agent.

Representatives of the developer are now working with city officials to get the plan approved, with a hearing before the UDRB scheduled for next week.

Arquitectonica is the project architect.

This area of downtown is Zoned for over 1,000 ft.|300 m so why not make it a super tall siting on prominent Biscayne Blvd. and facing South Beach & the Atlantic Ocean. The design is hideous and I'm agreeing with Dale, Arquitectonica is starting to get lax especially for their hometown of Miami! Maybe the developers should give this to Zaha instead!
I hope they come up with a new design since this will be the most prominent skyscraper on the Miami skyline until One Bayfront Plaza is built!

Considering the volume that Arquitectonica is putting out (basically two 500+ footers a week at this point) quality is taking a backseat to quantity. Miami World Center went with someone else and PMG which owns the adjoining Empire World Towers site always has interesting designs, usually from Carlos Ott (Echo Brickell, Echo Aventura, Muse in Sunny Isles). I can't wait to see what they do with that site.

Interesting post from NextMiami that sums up my suspicions on this out of nowhere proposal. This plot is sort of a cutout corner in the much larger property that PMG owns (the former Empire World Towers site) and PMG has tried to buy the 340 Biscayne lot to complete the block. Everything about this tower seems designed to make the PMG site worthless. In other words pay us a lot for this land or we will build something to make your trophy site less of a trophy site.

This seems like a negotiating ploy. It just so happens that PMG’s neighbor, whom they would very much like to buy out, proposes a building that is as obstructive to PMG’s lot as possible, being built right to the lot line on every side, as tall as humanely possible in Miami. The concept and renderings look rushed. No way this is a serious proposal rather than an attempt to shake PMG down.

'World Trade Center' is a Perfectly Fine Building Name

After news came out yesterday that a tower with the name 'World Trade Center of the Americas' is coming to Downtown MIami, the Miami New Times made a little remark about the political sensitivity about said name, somewhat indirectly in their article about it, but a bit more directly on social media. Just the utterance of "9/11" is perhaps enough explanation of their reasoning.

The name, however, is perfectly fine. It's not sacred, and in fact it conveys a powerful message of positivity and international commerce and exchange. The New York World Trade Center site is still using that name, and there are over 300 other World Trade Centers around the world that also do. If Nantes and Tenerife can have World Trade Centers then certainly so can Miami. And in fact, we do. It's called the World Trade Center Miami, and it's at the port. Practically next door to this project. 'World Trade Center' is not just a name, but a specific type of building in which international trade takes place, under the umbrella of the World Trade Centers Association. According to Wikipedia: "Founded in 1970, it is an unofficial umbrella trade association that unites corporations and government agencies in international trade. A World Trade Center puts all the services associated with global commerce under one roof to foster networking processes among corporations and governments." Miami is a center of pan-american and global trade, and we need, nay, we deserve properly named and affiliated buildings to accommodate that.

As expected PMG is now proposing a 1041-foot tower on the adjoining lot (former Empire World Towers lot). The buildings would basically touch and block out eachothers views. Hopefully PMG buys out this 340 Biscayne Property as their designs are always amazing. Will be interesting to see this play out. Two massive proposals which basically can not be built if the other is.

A Holiday Inn in downtown Miami sold Friday for $65 million — and the developers behind the deal plan to tear down the 10-story hotel and build a 77-story mixed-use tower in its place.

The project, at 340 Biscayne Blvd., will include 400 condos, 240 hotel rooms, 270,000 square feet of retail and 246,000 square feet of office space, said Iris Escarra, an attorney at Greenberg Traurig who represents the developers. The city of Miami’s Urban Design Review Board has approved the plans for the nearly 3-acre site.

At 953 feet, the World Trade Center of the Americas would be one of the tallest towers in Miami. The Federal Aviation Administration has already approved its proposed height.

The buyer is Brazilian developer Gilberto Bomeny. Sunny Isles Beach developer Louis Montello is also listed on corporate documents filed by one of the companies that submitted plans to the city.

Larry Stockton and Jeff Resnick of Colliers International South Florida brokered the transaction.

World Trade Center Developer Gets $50 Million Loan

The developer who is planning the World Trade Center of the Americas obtained a $49.5 million mortgage to buy the Biscayne Boulevard land where the project is planned.

The loan was issued last week, at the same time that the developer closed on the property for $65 million.

Deutsche Bank is the lender. 340 Biscayne Owner, LLC is the borrower.

340 Biscayne lists an Aventura address that is the same as the developer of Regalia in Sunny Isles. The mortgage was signed for by João Woiler, an attorney from São Paulo who lists himself as an authorized representative of the borrower.

World Trade Center of the Americas would become the tallest building in Miami if construction began today. It is slated to include residential, office and hotel uses.
