Development on the waffle house block (specifically at intersection of John Portman and Centennial) would be great. Directly adjacent to a cycle track, half block from the Streetcar, two blocks from MARTA rail.

I'm willing to bet a lot of the reason this area has faltered to sustain more high-quality development is because of the transient nature of downtown- which includes timeshares and student housing towers. Until there are actual year-round amenities to support more residential growth you're not going to see a lot of diversity of developments in this area that's really needed. I'm not sure if there's even a critical mass yet to sustain a business model for a substantial grocery store development.
