You son of a bitch! LOL! That Mandeville Place is our white whale. Easily, the most well designed high rise [rendering] I've seen proposed for Philly.

Aaamazarite - can you give us a neighborhood? We'd like to guess if we had an idea of where it was although who here really remembers all the low-rise proposals from the last cycle?

Seriously, the PHC needs a major overhaul or something. I know they're understaffed/funded or whatever, but this kind of stuff sounds shady. It shouldn't be that easy to just neglect something that is deemed historic to get out of said historic designation.

^ None of those were "last cycle". I believe he's referring to pre-2008. Shouldn't have said anything Aaamazarite! You know we can let our imaginations get the best of us when we get a juicy nugget.

Posted in lowrise because its 10 stories and I don't think that counts as highrise. Wasn't 10 stories when proposed years ago-- also if I told you what neighborhood you'd guess it in 5 seconds.

Probably, but doesn't look like an overbuild! There's new permitting activity in recent months for 407 N. 20th (which is the address of the actual grain elevator building) – a use permit, plus an interior demo permit for non-load-bearing stuff. The permit only mentions 6 floors, but I think the overall structure is about 10 stories. EDIT: Yes, according to the application 126' 9".

I'll be damned. That grain elevator building was talked about when Pearl was constructing the apartment building back 2012 and I wondered it it was going to be included in the development back then. A year later or so later, it changed hands to a LA company. Guess the new owners decide now is a good time to build on units to it.
