Interesting. That area seems to have a bunch of pedestrian infrastructure that was built in the 70's that is no longer accessible. On the other side of the interchange there is a pedestrian underpass that is now sealed shut by the city due to homeless encampments and drug problems. This was the former entrance:
Ironically it was closed for safety concerns but a family was recently struck and the father killed while waiting at the crosswalk at that intersection.

I remember the "future bus zone" signs well growing up - some of them seemed to remain theoretical for quite some time. Not so much in my area but had friends who lived in newer subdivisions. When you were old enough that parents didn't want to give you a ride all the time but to young to drive / lacking a vehicle it could be quite annoying to get around.

All I can think is that it's for a future BRT or something since there is clearly a bus stop there currently and it is in the inner city that has established routes.

Something is wrong in the world to pay $1 million to live in a rinse and repeat neighbourhood like that.
I don't know what vacuums the soul more... that there are million dollar homes which look like that, or the fact our real estate market values them so.
