I popped into the residential lobby yesterday. I didn't realize that it was already open and leasing up. Beautifully done ... strong addition for the city. The pool is a killer. Website has good imagery. Chatting folks up a bit, it sounds like they are leasing up well, including retail and commercial. We'll see,

The west end and pearl definitely had a feel of renewal and energy in yesterday's sun. Sidewalks full of people, shopping, eating, all this construction at the final stages, shake shack about to open, Toro on 13th, the plywood boards finally off the windows at Keen, etc. Hope springs eternal.

Those are some eye-popping prices.

$2,372/mo for a 500 sq/ft studio.

Want a balcony? A 1br will set you back $3,100 or $3,500.

Did they do fee in lieu for inclusionary zoning?

No, project was entitled pre-IZ.

Project turned out really nicely. I've heard that the owners are getting good interest in the retail space, and should be able to announce a first lease soon.

Thanks for the photos, MDM. To my eye, it turned out better than the early renderings.

For the most part, I agree. Their renderings were crap. I sure wish it wasn't brown though. A steely gray would have been even more handsome. Regardless, I'm very excited to see this and its Ritz neighbor completed and brought to life.

I heard that glass was falling off the building this weekend, and the fire department shut down the sidewalk. Any confirmation?

https://www.reddit.com/r/Portland/co...nd_washington/

u/nrhinkle: "Police responded initially due to the glass panels which fell off the building, saw a flickering light on the 25th floor and thought it was a fire, requested fire response. Turns out it was coincidentally somebody with a propane BBQ on the 25th floor balcony and the windows falling were... not caused by a fire but not clear what exactly happened. Fire units cleared shortly thereafter."

u/AlaskanCatRascal/OP: "Update Update: just heard more glass fall… hmmmm"

Stumptown is relocating from the Ace Hotel to 11W. Any word on what the plan is to replace the retailers at the Ace?

Menswear store Milworks opens second U.S. store in 'high drama' downtown Portland space

Clothing store Milworks will open its second U.S. store in the 11W tower in Portland's West End, aiming to welcome customers in June or July.

Milworks does a lot of business online. For a store with only one brick-and-mortar in Milwaukee, Wisconsin, it has a significant social media presence, logging nearly 46,000 Instagram followers of its "rugged yet refined men's goods." Menswear publication MR Magazine named Milworks, run by married couple Heather and Tim Ellis and brothers Jesse and Jason Meyer, a merchant of the year in 2023. MR said it represented "the style that made Milwaukee famous."

The first store open in Milwaukee's 3rd Ward neighborhood, and Jason Meyer told the Milwaukee Business Journal the name was meant to evoke Milwaukee's blue-collar heritage.
...continues at the Portland Business Journal ($).
