Smile NEW YORK | 24 John Street | 206 ft | 21 Floors

24 John Street

Renderings have been posted on-site, and they depict a tower that will actually respect the existing street-wall, which is a rarity for mid-rise hotels in Manhattan. The first six floors are flush with neighboring buildings, and the tower portion extends above; besides the acceptable urban form, the cladding looks like it will be above average as well, and the structure will be covered in simple masonry.

Permits indicate 24 John Street will have a total of 128 rooms, and the project is expected to be completed in the spring of 2015. All considered, the development will be a marked improvement over peers in Midtown and surrounding neighborhoods, and barring a disaster of a facade, the building will integrate seamlessly into its Financial District surroundings. At only 206 feet in height, the hotel will be invisible on the skyline, as well.

Nice building-- covered it in the Highrise Development thread though. Do you think it's worthy of its own thread??

Figured its a reasonable high rise plus. Figured why not as projects of 12 stories from Canada are being listed all the time.
Its a cool looking sliver; adding to the extensive list of slivers UC or already in the NY area.

I know what ya mean! If we could list everything even 15+ stories high from New York, people would get jealous I decided to make threads for all buildings I came across that are at least 25 stories/250 feet. I also included all buildings from 15 stories/>150ft to 24 stories/<250ft in the Highrise thread, just to cut down on overwhelming the forum. Everything below 150ft I leave to be absorbed into the City unnoticed, undocumented, consumed-- if you will

Edit: then again, you're in your right Those are just my personal rules for my own sake

The Financial District's Newest Hotel Will Look Like This
Thursday, January 16, 2014, by Jeremiah Budin

Quote:
.....
In order to build the hotel, the three-story commercial building that exists already at 24 John is being renovated and expanded vertically—a lot. Once completed, the hotel will rise to 206 feet tall, with 21 floor and 128 rooms. The developer is Westbury LLC, according to DOB permits, and the architect is Gerald Caliendo, who, while not a household name, is quite prolific.

New York YIMBY:
As of December 11th, 2013...

Construction Update: 24 John Street

Quote:
Construction has made slow but steady progress since the last update on 24 John Street, in the Financial District. The developer is Westbury Realty Associates LLC, and the architect of record is Gerald Caliendo.
The hotel will stand 21 stories in total, adding 14 floors to the original 7-story building. Containing 128 hotel rooms, the ceiling heights will be normal for small-scale hotel development, averaging less than ten feet, for a total building height of 206 feet.

That rendering looks like a 14 year old did it....but in context of the actual street and scale of what is around there, it actually looks quite decent.

Its been a while since a update for this.

This was taken September 2014 by Google.

Image: https://www.google.com/maps/place/24...6c1aa2!6m1!1e1

This is suppose to wrap up soon or probably is but its difficult to find stuff on this project. Which is a shame because I was in that area a week ago but didn't bother to check.

This project confuses the crap out of me. I think this is it. I think...

Its been a slow one. Really slow project in terms of it rising and there's very little info on its status out there.

Also, looking back, damn, my posts where crap back in 2013 when I joined.

Essentially finished. This project is garbage. Thankfully its low in height, so it won't be noticed.
