so, news leaked of a new proposal for a large residential tower in Milwaukee's 3rd ward.

A 295-unit mixed-use residential high-rise is in the works for one of the Historic Third Ward's best-known sites

A high-rise residential development could be coming to a riverfront site next to the Historic Third Ward's northern entrance.
A 295-unit mixed-use residential high-rise is in the works for one of the Historic Third Ward's most high-profile sites.

The tower is planned for what is now a parking lot between North Water Street and the Milwaukee River, south of East St. Paul Avenue.

That's according to the newly posted agenda for Wednesday's meeting of the Historic Third Ward Architectural Review Board. The board is to do a preliminary review of the proposal.

The agenda indicates Hines Acquisitions LLC, a privately owned global real estate investment, development and management firm, is the developer.

Hines said Monday the project architect will be Solomon Cordwell Buenz, which designed 7Seventy7.

Well, this is Hines, so provided that the project gets approved (and barring economic collapse), I'd say it's a safe bet that this one takes less than a decade to get started.

if this tower is built to its proposed height of 365', it will become the 10th tallest building in milwaukee (assuming the couture is also built, now that its construction loan has closed), knocking milwaukee's venerable old city hall tower out of the top 10.

as recently as 2004, milwaukee's city hall was the 5th tallest building in the city, so the milwaukee skyline has been making some pretty big moves for a mostly stagnant medium-sized rust-belter.

That sounds exciting. I have never been to Milwaukee but did book a trip to go last May, which of course got canceled due to the pandemic. Should try again in a couple years, when the 537' Couture is completed. Many additional projects have been approved or proposed:

most of those proposals are pretty stale at this point.

but i did forget about The Caroline. it was first proposed 2 years ago, but i'm sure covid monkey-wrenched their timeline a bit. i believe it's still being pursued, but it's been a while since i've seen any news articles about the project. at 390' tall, that's another potential biggie that would shake up the top 10 if it goes forward.

10 of those are 21st century towers, not too shabby for little old milwaukee.

the only other major midwest city that i can think of that has 10 or more of its 20 tallest buildings built in the 21st century would be alpha-dog chicago (11 out of 20).

Yep. I mean, that's better than some Texas cities. I feel like the midwest does pretty good. Besides Chicago, Minneapolis and Milwaukee aren't doing too bad. Even Detroit is pulling a 600 footer out of their hat.

A couple of thoughts that jump out at me:

1. Prior to 2000, Milwaukee had an undersized skyline relative to its midwestern peers, so what it's been building since has been a bit of a game of catch-up.

2. 8 of the 10 towers bolded on my list above are residential, and i think Milwaukee's park-lined lakefront gives it an edge in terms of building residential towers that take advantage of those magnificent lake views.

lake michigan is about 83 miles wide at milwaukee. there's no way you're seeing land on the other side of the lake at that distance.

Ha. I noticed that too. I grew up in Grand Rapids and was never able to see Milwaukee when I was on the lakeshore.

This looks like it would become the tallest tower south of the E-W Freeway (I-794), which is pretty exciting, and its riverfront location diagonally across the street from the Milwaukee Public Market is an enviable one.

I enjoy imagining a future Milwaukee where widespread infill across the desirable Third Ward also produces a wall of towers on those underutilized lots along the lakefront, all the way down to the Hoan Bridge. It would be simply stunning.
