Italian-Russian Duo Tease 70-Story ‘Ultra Luxury’ Brickell Tower

Quote:
Just two months after Ugo Colombo and Vladislav Doronin launched sales at Brickell Flatiron, the pair have begun advertising for their second planned Brickell tower.

Colombo and Doronin will be building 70 stories of ‘ultra luxury living’ on land across from Brickell City Centre that borders the SLS Lux site, according to billboards that were installed last week. The property is just two blocks from the Flatiron site.

Renzo Renzi once planned The Beacon At Brickell Village on a portion of the 41,723 square foot site. Colombo and Doronin acquired the property in separate transactions that totaled about $28.5 million over the past year.

Measuring Up Miami's Towers Vying for Super-Tall Status

Quote:
In addition to these well known proposals, other yet-to-be-revealed projects also bear the potential of being officially "Super-tall". Such is the case of the Related Group's project called One Brickell, to be designed by Pelli Clarke Pelli and Arquitectonica. It will consist of three buildings, at 80 stories, 70 stories and 55 stories. Or another contender is the 70 Story "Ultra Luxury" Brickell tower right accross from Brickell City Center proposed by Ugo Colombo and Vladislav Doronin. Nothing says 'luxury' like extra tall ceilings, so give the people what they want, and, as a result, any 70+ story luxury tower could easily reach "Super-Tall" status.

Wonder how the new towers will stack up against the current skyline? How about other skylines around the world? Check out the world's largest database of skyscraper diagrams over at Skyscraperpage, with over 35,000 drawn structures which include drawings of current and proposed buildings for Miami. You can also utilize the search form to create your own diagram and compare buildings by country, city, or individually.

Note: This has the potential to become a supertall. We will have to wait and see...

Ugo Colombo’s 830 Brickell is back on the market

Quote:
In a sign of a possible market recalibration, a Brickell area property co-owned by developer Ugo Colombo is being listed for sale by CBRE, The Real Deal has learned. The unpriced assemblage of parcels, at 830 Southeast First Avenue, will likely trade in the same range as similar properties in the area, CBRE’s Vice Chairman of Investment Sales Robert Given told TRD.

That is likely between $55 million and $65 million per acre, he said, referencing the sale of 700 Brickell and the Capital Brickell site. Colombo’s 0.8-acre property, across from the planned Brickell City Centre, includes development rights and plans, Given said. It is being marketed as 830 Brickell. Colombo’s CMC Group acquired the land for an undisclosed amount in July 2013, according to Miami-Dade property records.

The property had been purchased out of bankruptcy by Oleg Baibakov, a Russian oligarch. Previously, entities linked to developers Renzo Renzi and his brother Pasquale Renzi had planned the Beacon of Brickell Tower on the site. Colombo and other CMC executives were not available for comment on Wednesday, according to their spokesperson. CMC’s partner on the property for sale is Russian developer Vlad Doronin, who is also CMC’s partner on Brickell Flatiron, at 1001 South Miami Avenue.

Sales for the 60-story, 552-unit condo tower launched in April 2014. A second Brickell Flatiron tower was originally planned for the site. “The partnership just decided it was in the best interest of the partnership to sell the property,” CBRE’s Given said. The Brickell area near Brickell City Centre is packed with proposed condo projects. In a 10-block stretch on South Miami Avenue, from Fourth Street to 14th Street, 17 towers with 5,500 units are planned, said Peter Zalewski, principal of Condo Vultures and a columnist for TRD. Colombo’s attempt to sell the property, which is referred to as Brickell Flatiron II, is a sign the market is changing, Zalewski said.

Seriously, a big box basically? I was expecting something a bit more imaginative and sweeping in design.

It could be something different in the end as the site is being sold. Depending on which developer gets it.

Ugo Colombo and Vlad Doronin swap ownership of Brickell land

Quote:
Ugo Colombo and Vlad Doronin, once the planned co-developers of Brickell Flatiron and another nearby site in Miami, have ended their partnership on both projects by way of a land swap.

The two developers previously had joint ownership of the Brickell Flatiron condo project at 1001 South Miami Avenue and an assemblage of parcels at 830 Southeast 1st Avenue.

For reasons undisclosed, Colombo and Doronin have traded their ownership rights on both properties. Colombo’s CMC Group is now the outright owner of Brickell Flatiron, while Doronin holds the title for the assemblage at 830 Southeast 1st Avenue, according to Colombo’s spokesperson. The financial details of the deal were not disclosed.

“CMC Group and Capital Group had planned to co-develop the 830 Southeast 1st Avenue and Brickell Flatiron sites,” CMC spokesperson Tadd Schwartz told The Real Deal. “The two firms have since finalized an agreement under which Capital Group will control the 830 site, and CMC group will develop Brickell Flatiron independently.”

Since launching sales in April 2014, Flatiron has sold about 45 percent of its 548 units, according to fourth quarter data from the most recent ISG Miami Report. The project has yet to break ground but is expected to do so in March of this year.

In May 2015, Colombo and Doronin put the 0.8-acre assemblage of land at 830 Southeast 1st Avenue on the market with brokerage CBRE. The site sits directly next to Related Group’s upcoming SLS Lux project, and at the time was expected to fetch around $50 million, based on comparable land sales.

CMC Group acquired the land for an undisclosed amount in July 2013, according to Miami-Dade property records. The property had been purchased out of bankruptcy by Oleg Baibakov, a Russian oligarch. Previously, entities linked to developers Renzo Renzi and his brother Pasquale Renzi had planned the Beacon of Brickell Tower on the site.

Those are really short ceilings for an "ultra-luxury" tower.

Total Demolition Permit Issued For Brickell Property Where Russian Plans 712-Foot Tower

Quote:
OKO Group has filed for demolition of a building in Brickell where a luxury tower is planned.

Watson Investigations LLC, controlled by Russian-linked OKO, filed to demolish the former Latin American Kitchen at 830 SE 1st Ave, across from Brickell City Centre.

A Notice of Commencement was recorded with the county on August 21, 2017 stating that total demolition was about to get underway. A city demolition permit was applied for August 23 and issued on October 30.

The demolition permit does not include the Chicken Kitchen building, which is owned by the same developer but still operating.

The developer is planning a 712-foot tower with retail and luxury residential, their website states.

The address is wrong. It should be 830 SE 1st. Avenue not Brickell Avenue.
Also NXT says "renderings of a ricardo bofill/revuelta tower once designed for the site" so the renderings posted above may not be current.

839-Foot Tower Proposed For Oko Property Across From Brickell City Centre

Quote:
Another near supertall tower may be coming soon to Brickell.

On August 22, plans were filed with the Federal Aviation Administration to build a tower that will rise 834 feet above ground, or 839 feet above sea level. Review by the agency is now underway.

Those plans are significantly taller than the 712-foot tower once proposed for the site, known as 830 Brickell. The developers had previously said it would include 70 stories of luxury residential and retail.

The tower would be built across from Brickell City Centre. Russian developer Oko Group, which is also developing the 649-foot Missona Baia tower and the 579-foot Una tower, owns the property.

Last year, the developer demolished a structure on the site (a Chicken Kitchen building remains on the property, but is slated for demolition). Soil testing was seen being conducted soon after.
Site is cleared:

On a side note, if built at the current proposed height given the latest news, this would be the 2nd tallest in the city. 1st being Panorama and 3rd being Aston Martin. That'll change as Sterling would become the tallest in the city if build now... and the the odds are looking favorably for Sterling. The rankings might change in the next 2-3 years.

Survey Of Site Across From Brickell City Centre Where 839-Foot Tower Planned

Quote:
A survey submitted to the FAA shows exactly where developer plan to build an 839-foot tower in Brickell.

Russian developer Oko Group submitted plans to the agency this summer to build the tower on land they own across from Brickell City Centre. Review is underway.

If approval is granted, the building would rise 834 feet above ground, or 839 feet above sea level. Panorama Tower is the only building in Miami now taller than that height.

The survey below was submitted to the FAA as part of the application. It shows the extent of the podium and tower footprint.

The project architect, number of residential units, and other details are not known.

Construction Permit Filed Across From Brickell City Centre, Chicken Kitchen To Be Demolished

Quote:
OKO Group has filed for a construction permit to develop land they own across from Brickell City Centre.

Site and soil improvements costing $6 million are to be made, according to the permit. Civic Construction is listed as the contractor.

As of last week, a parking lot operating on the site has been closed, and construction machinery has been moved onto the site.

OKO also recently filed for FAA approval to build an 839-foot tower on the site.

Records show that the there is a separate pending permit to demolish a building housing Chicken Kitchen.

Foundation Equipment Arrives At Oko’s 830 Brickell Site, Construction Permit Filed For 56-Story Office Tower

Quote:
There’s lots of activity at Oko Group’s 830 Brickell site across from Brickell City Centre.

Last week, a construction permit was filed to build a 56-story story office tower on the site. A total of 555,094 square feet of office space will be built, according to the permit, with construction cost estimated at $97,141,450. Civic Construction is listed as the contractor.

Heavy foundation equipment was also brought to the site last week, and a building formerly housing Chicken Kitchen was in the process of being demolished.

The new building could become the second tallest in Miami. A pending FAA application lists the building height at 834 feet above ground, or 839 feet above sea level. The only building in Florida that is now taller is Brickell’s Panorama Tower (although excavation is underway at the 1,049-foot Skyrise site, and several other buildings are planned above 1,000 feet).

May a mod update the title to:

MIAMI | 830 Brickell Avenue | 834 FT | 56 FLOORS

The missing section was the floor count.

Thanks
