REVEALED: FIRST PHASE OF THREE AT MIAMI WORLD TOWERS PROPOSED TO RISE 52 STORIES

Plans for the first phase a massive new project called Miami World Towers have been submitted to Miami planners.

It is the first tower of three phases planned for the property.

Miami World Tower phase one is proposed to rise 52 stories at Worldcenter’s Block E.

Tower one will include 560 residential units and 3,136 square feet of commercial space, along with 401 parking spaces.


New York’s Lalezarian Properties is the developer. The company purchased the site last year from Miami Worldcenter, and submitted the plans this month.

NBWW is the architect.

The project is scheduled for review by Miami’s Urban Development Review Board at its February meeting.

Miami World Tower will rise 53 stories. The approved height is 579 feet above ground, or 590 feet above sea level.

*Tower 2a is part of the unit count in 2b, totaling 1,020 for both combined.

Specifics for Tower 3:

Parking spaces: 245 Spaces
Height: 694 FT
Floors: 68 Floors
Units: 1,020 Residential
Commercial Space: 2944 SF.

*The lack of commercial space along both buildings are accounted for in a separate application, where there will be retail space along the southern side near Caoba.

Wow, that's some crazy density. The first tower is turning out just fine, so optimistic about Buildings 2 (a & b) and 3. Is Building 1 the tower currently under construction?

Yeah, tower 1 is U/C

It's the second shortest one.

But when you put them as a whole, it becomes hard to appreciate from a 360-degree perspective … because they are so close to each other,” board member Agustin Barrera said, referring to Lalezarian’s proposal.

Yet, some of the towers would be 50 feet to 60 feet from each other, which “feels like 20 feet when [residents] are up there looking across from each other,” board member Dean Lewis said.

A possible solution would be to combine two buildings into one L-shaped tower with bigger floor plates, Lewis said. Under the current proposal, the three buildings are below the maximum allowable floor plates of 18,000 square feet. Lewis also took issue with the difference in heights, describing the 31-story building as “one short guy kneeling” next to his much taller counterparts.
Honestly an L-Shaped tower would look hideous, I say leave it as it is, or they can shorten the 3rd tower to break it up. Besides, they received approval on the project so they can just ignore the criticism.
