Finally, some progress. This might be my favourite to project to watch this year.

This is a perfect location for a Sobeys Urban Fresh store or similar small format chain grocery store. Even a Farm Boy would be greatly welcomed!

Also there is nothing beautiful about those 2 houses with no yards, I never understood why they were even left there?

When they bought out the neighbouring houses to build the plaza, these 2 just wouldn't sell. There was another similar house on Dundurn, which held out till about 2008.

I don't know what y'all speak of. This corner house is a beauty. I also love old corner houses because they always seemed to have two fronts rather than modern corner houses that have one side as just siding and windows. I also love the vines crawling up the side. Adds a lot of character to that hood.

between this and the Metro City condos, there are 1,500+ units proposed in Corktown. That's almost 3,000 more people!

There will be plenty of incentive for something like that to open. We'll probably see more than one new grocery store downtown within the next 10 years, even if only half of the larger proposals end up being built.

There used to be an old IGA which changed ownership and names by the Pheasant that used to serve western Corktown. It was OK, but the prices weren't great (but better than the Hasty Market). Hopefully something new comes for the neighbourhood.

There's also still a role for the small mom & pop grocers, like this one on James North that usually has great produce at decent prices.

But they really need a steady flow of customers to survive, and buildings with reasonable leases.

Anyone have any updates on this one? Haven't heard anything since it was approved for rezoning back in February.

I think they have their site plan application in process right now.

2-3 months really isn’t a lot of time following zoning approval. Give it some more time. I want to say that I remember Slate saying that they plan on this being a rental building so hopefully it moves to construction soon.

New site plan application filed:

"Demolishion of existing properties for Mixed-use development"

odd description, sounds more like a building permit. The misspelling is cute. Not sure whats going on here, they already had a site plan application filed and you don't need a site plan application to demolish buildings.

At least it indicates the project is still moving forward and is probably approaching construction!

I'm surprised we haven't seen any new renders for this one yet.

GSP's mini-site for this has this information:

Quote:
October 21, 2021 – Conditional Site Plan Approval received from the City of Hamilton
https://www.gspgroup.ca/active-projects/corktown-plaza/

Surprisingly, this is only 5 months after submittiing the SPA, which is a very quick turnaround for a large project like this. I wonder if we will see construction begin here soon?

Nice catch! I bet this breaks ground sometime in the winter then.

I'll grab some aerial shots before this plaza is history!

Will not miss that crappy plaza. Vegan restaurant is good, rest who cares. Such a prime location, glad they're not blowing it, but still needs a grocery store.

A Sobeys Express or The Market by Longos would be perfect. Shame.

I know the owner/pharmacist @ the IDA in that plaza. Talking to him about this new development, and he told me he has already secured another property in the general area which he has been paying rent for the past 2 months in anticipation of this starting relatively soon. So, I take that with more than just a grain of salt. Time will tell all, but my money is on it being soon.
