The Portofino / Executive Inn will look so stranded when surrounded by these blocky towers.

1335 Howe on the nearby former Quality Inn site.

Love the idea of the cultural centre in the midst of an up-coming neighbourhood retail zone. With the Vancouver House and Grosvenor tower completed, this area of downtown would finally be thrust into the 21st century.

Just too bad retail won`t be included in the Grosvenor.

The seven storey cultural building looks outstanding! Now if only we could implode that ghastly Executive tower! .. yuck!

Not sure, if you look at the rezoning application, it never mentioned anything about commercial or retail space, just the "restoration of the Leslie heritage house". It could well be a little dental clinic or small medical office.

I was hoping at least the Hornby frontage could be a row of CRUs to enhance retail continuity from Vancouver House to Davie Street.

Open House info

A month later, but here are pictures of the the models from the open house about the cultural center on October 26th.










Talking to the team there that night, I came away with some interesting tidbits that have been slightly dulled by time/my memory.
The H frames in the alley will be coming down. However, to much disappointment, they are likely to be replaced with standard power poles as there is no interest from the utilities in burying their lines, nor from Translink for the lines that support the bus trolleys.
The team didn't seem thrilled with the treatment of the heritage home, but they also felt they did the best they could do with it.
The model is out dated as the design for the balconies are the jagged version shown in the development notice.
A positive note is that the lighting features from the original post's third image will remain, and will be incorporated into the now jagged feature.
There's hope that the area between the tower and culture center could be turned into a plaza, even as far as being akin to the outdoor Vancouver Art Gallery feature by the Shangri La.
The plans seem to be for one group (likely BC Artscape) to admin the cultural center. This group wants the space to be treated more as a rotating home for various groups rather than one set feature. That said, there's an expectation that the ground floor will be an art gallery.
One of the most interesting things I came away with was originally there was a desire by the owners to have another Vancouver House one of kind style of project built. The teams involved suggested something more sophisticated to act as a complement to Vancouver House, and that vision was the one that was realized.
Oh and happily the lead architect was quite emphatic that there would never be sea foam on one of his buildings.

Are there enough trees along pacific?! I think one row is enough!!

Interesting regarding the h frames. I guess even if hydro buries their lines other utilities like shaw will still have theirs above ground. And the last sentence made me very happy! Haha

Don't like double rows of trees, eh? Let's forget them altogether in that case and have the building wall flush to the sidewalk. Trees! Phooey!

Haha, excellent to hear although this is Vancouver, so never say never.

Thanks for all the info and the pics!! I had not previously learned about the cultural center and that is very exciting. That area is going to have an exciting future ahead of it.

Thanks for the info.

The heritage house only seems to relate to the Portofino condo (Executive Inn) tower behind.

Too bad they couldn't have the cultural building abut the condo tower and straddle the alley and place the heritage house on the Howe and Pacific corner.
That would give the bridge ramp area some breathing room.

The rezoning is going to Council next week:

The report confirmed the changes to the floorplate
- that both the Hornby façade and the lane façade will have the "jagged" balconies.

The old floorplate is in red.
The new floorplate is in black.
The awkward angled interior spaces have been removed, so the space appears more practical.

Should look pretty nice.

One great step in the right direction. The adjoining cultural centre and preservation of the Edwardian yellow heritage house must have helped tremendously in getting this approved without a hitch.
