Southpark is all growns up!!! Would love to see a tall proposal for that property across the street from 1212 Flower, that used to hold the Robinson's department store.

The only problem with the Continental Building conversion is that we're converting perfectly good residential (this building was converted to residential back in 2002 or 2003) to hotel use. Yes, we definitely need more hotels in the area, but there is one hotel about start kitty corner from here, and another under conversion across Spring Street. Yes, hotels will certainly be a boon to the area - and are needed - but should not come at the cost of relatively new residential.

Update on a downtown tower from Urbanize LA. I like the new redesign. The terraced look is a nice departure from the norm of residential towers downtown.

Taller, Terraced Design Unveiled for 8th and Hope Tower

https://urbanize.la/post/taller-terr...and-hope-tower

Quote:
Mitsui Fudosan America has rolled out a new design for its second apartment tower in Downtown Los Angeles.

The project - which would replace structured and surface parking bounded by 8th Street, Hope Street, and Grand Avenue - calls for the construction of a 45-story building featuring at least 547 residential units and 7,499 square feet of ground-floor retail space. Different design options could allow for approximately 37,000 square feet of space to house a charter elementary school or an additional 33 residential units. Either 563 or 594 parking spaces are planned within the tower project, depending on whether or not a school included in the project. The garage would be located in a five-level podium and three basement levels.

The 8th and Hope development is the latest high-rise project which could set aside space for an elementary school, following the Angels Landing and Figueroa Centre complexes. The proposed space is informed by the struggles of Metro Charter, which was founded in Downtown, but was forced to relocate to Lincoln Heights last year after its leadership was unable to secure a permanent home.

The new design by Gensler would be comprised of four above-ground tiers stepping back from Hope Street. Each would be used to provide terrace amenity decks for residents, including a swimming pool atop its podium. Proposed finishes include glass, concrete, aluminum, and stone.

Rising 592 feet in height, the revised project would be substantially taller than the original design by Johnson Fain, which had envisioned a 39-story edifice with a single podium amenity deck facing Grand Avenue.

According to an initial study published last week by the Department of City Planning, construction of the 8th and Hope tower is anticipated to occur over approximately 36 months, with a project debut expected in 2024.

Mitsui Fudosan America, a subsidiary of the Japanese conglomerate Mitsui Group, is also planning an apartment tower two blocks west at the corner of 8th and Figueroa Streets.

Since there seems to be all this news today over at Urbanize LA
Another reworked tower. Love this design as well.

https://urbanize.la/post/tribune-opt...r-2nd-broadway

Tribune Opts for a Taller Residential Tower at 2nd & Broadway

Plans call for a taller, slimmer building without office space.

Quote:
Tribune Real Estate Holdings has dropped plans for office space at its proposed tower at 2nd Street and Broadway in Downtown Los Angeles, instead opting for a taller building composed of apartments.

The project, now envisioned as a 37-story structure, would feature 680 residential units - including studios, one-bedroom, two-bedroom, and penthouse units - according to a presentation to the Downtown Los Angeles Neighborhood Council’s Planning and Land Use Committee. Plans also call for 10,000 square feet of ground-floor retail space, with parking for residents to be located in an adjacent garage.

The new design by Solomon Cordwell Buenz is taller and slimmer than the prior iteration of the project, which appeared as a mass of stacked, offset boxes. Rising nearly 570 feet in height, the residential tower would feature open-air decks at its rooftop and on several terrace levels. A large pool and deck at the tower's base would be accompanied by interior amenity spaces, including a fitness center.

Shops and restaurants would line the ground floor of the tower, including a plaza adjacent to the entrance of a Metro station now under construction and 2nd Street and Broadway. Plans also call for a pedestrian paseo cutting east-to-west between Broadway and Spring Street, which would also be flanked by retail space.

According to a draft environmental impact report published earlier this year by the City of Los Angeles, construction of the tower could begin as early as 2022 and be completed by 2025. This timeline could be impact by the pace of construction below ground, where Metro has been beset by several delays in the delivery of the Regional Connector subway. Construction of the 1.9-mile link between Little Tokyo and the Financial District is expected to conclude in 2022.

Were basically gonna have 3 new clusters of 500 - 800 foot towers in downtown over the next 5 years.

1) 2nd / Grand to 3rd and Spring - 5 new towers
2) South Park between 11th and Pico, Spring and Grand - At least 9 towers over 600 feet
3) LA Live area between the 110 freeway and Fig, 8th and Olympic - 11 towers that i can think of

Sprinkle in the other infill and towers along Fig and the skyline will be dramatically altered in a good way

^ With that being said, hopefully 333 S Fig opts for a taller skyscraper. LA needs a 1,350 footer.

That's assuming every single one of these towers gets built, and built at their current specs—something that is unlikely in the best economic conditions, let alone the recession we're currently staring down.

BUT!

I am excited about this, and I really hope it comes true.

As you may have seen, FB saying that the Brookfield tower will be breaking ground very soon. The walkway between Fig@7th and the parking garage closes on 5/19.

That might be the official...but there has been work started already. I was surprised this past weekend when I was from the garage to Target.

of all the sites in dt crying out for new devlpt asap, that isn't one of them. But still better to fill in the gap between the huge garage & fig at 7th shopping ctr than to leave it empty. but unlike the surface parking lot across the street on fig or the site of the olympia proj across from the regal theaters, or various other surface parking lots, such as at 4th & Hill....where the taco house #1 is located....the open field at fig at 7th isn't the most visible or deadening to surrounding areas.

still, take it while you can.

.

And it’s a better looking tower than the Alina Tower and it’s sister. For a resident, this in a lot of ways is a great location.
