Terrific news. Something great can be done with this... and I recall reading that it's a very solid building (both parts) so hopefully the original structures are largely retained with complementary new build in behind or beside them, rather than the originals being "facadomized"

The city officially passed $1 billion in permits in June - this means at least $140 million or so in permits for June. This is the earliest in the year this level has been reached. At the current pace, the city is on track to pass $2 billion in permit value by year end, and this year will more than likely blow the single year record for permit value out of the water. We will have to see.

The actual summary document isn't yet available but I'll update with major issued permits when it is.

That's a really great story. Good for him.

That church kind of goes under the radar, at least for me. Probably because that stretch of Main is pretty dismal and when I drive it I'm looking toward the escape eastward.

That church hides amongst that crappy plaza and the eye sore that is First Place. As someone who lives just to the south of that stretch, I hear ya. Between Wellington and Wentworth (and between King/Main) is a zombie zone. It really is prime area to snatch up because Corktown, Stinson and St. Clair are quite nice neighbourhoods. Two way would really help this area or my idea for a SuperBlock!

I just wish they would do the very top of the building which as of yet hasn't received the same treatment...

I walked home from the LDC at Tim Hortons Field yesterday, and noticed this had been painted up real nice on the front side. It looks great! What a difference.

Haha I live in this building that comment made me laugh. The lobby looks nice but the hallways on every floor are in desperate need of renewal and no mention of them redoing the inside.

So do I! I'll ask my building manager if that is planned. I assume it is, they just want to finish the main part of the building first. They still also need to finish the podium area too.

Okay so my building manager told me the very top will be painted to match but it will be the last thing they do. They are still working on the lower levels of the very front middle and they need to finish the podium as well then the top last.

Hamilton has finally gotten around to issuing the last 3 months of building permit activity reports.

Year to date there has been an incredible $1.604 billion in permits issued. This breaks the annual best record by a significant margin, and there are still 4 months to go in the year!

The past 12 month permit value sits at a whopping $2.196 billion - blowing away previous records.

There are a ton of major permit issues in the last 3 months, with all permits over $2m summarized here:

AUGUST 2021
$14.5m - 1276 Upper James, Hotel
$12M - 110 Aeropark Boulevard, Warehouses alteration
$18m - 330 Nash Rd N, Self Service Storage Building
$2.2m - 170 Skinner Rd, Elementary School addition
$2.3m -1200 Main St W, Hospital alteration
$3m - 110 Aeropark Boulevard, Warehouses alteration

Of note, a permit has been issued for the new hotel building on upper James, a new self storage building north of Nash and Barton associated with the U-Haul facility there, and endless permit values from work on the Airport industrial park with Amazon in it.


JULY 2021
$14m - 192 Hughson and 181 John, Apartments alterations
$11.8m - 85 Coreslab Dr, Plant for Manufacturing
$172m(!!!) - 281 Birch Ave, Bus maintenance garage
$41.5m - 110 Aeropark Boulevard, tenant improvements
$2m - 515 Victoria Ave N, Power Plant alteration
$7m - 1324 Rymal Rd E, new retail plaza
$9.8m - 558 Golf Links Rd, new retirement home foundations

Of note, the permit was issued for the new bus garage, at a whopping value of $172 million. This permit alone would make up nearly 15% of a typical annual construction value in Hamilton.

Also $14m in renovations for the two apartment buildings at Hughson and John, $41m in fit out, presumably for Amazon, and a new retirement home starting in Ancaster.

JUNE 2021
$20m - 153 Wilson St W, Apartment building
$3m - 2620 Binbrook Rd, Apartment building
$6m - 350 Wentworth St N, Service building
$8.5m - 1160 Main St E, Apartment building
$140m - 43 King St E, Apartment building
$4.4m - 70 Garner Rd E, Church addition

Of note, the permit was finally issued for Cobalt condos at a value of $140m. This is the largest private sector permit I can remember in Hamilton.

Also notable is a new apartment building in Binbrook for $3m, building on several other apartments built in the town recently. The town really needs some regular bus service. The new City maintenance yard to replace the one displaced by the new bus garage also got permits, as did a new apartment building in Ancaster.

Found out last night that Lo Presti's at Maxwell's will be closing at some point. Building has been or will be sold.
