My first, immediate reaction to this proposal was anger, and partly because the design reads as rather generic and monotomous with the repeated motifs over two sites. While I'm sure this would be a great landscaping/urban design plan on street level, but I'm conflicted on whether this would be an inviting/engaging space if executed with care.
Although I understand the commercial market is in a bad place now, I still wish to see the full office space replacement made here, as this project involves the demolition of two substantial buildings, which I'm torn on seeing demolished for this project, even despite their flaws.
I'm also curious how they'd pull off a mid-block connection here, although I can see the eastern site working with the planned redevelopment of the smaller brick condo tower by Redpath and Roehampton.
I'm fine with the height here, though I have a feeling this will see a reduction of height, especially to the eastern towers.
