Proposed rezoning of properties Downtown

You are invited to a Public Open House to discuss a proposed rezoning Downtown at 10305 and 10321 - 106 Street NW, known as North Tower.

Location: Coast Edmonton Plaza Hotel - Glenora Room, 10155 - 105 Street NW
The proposed rezoning would accommodate a primarily residential tower. The proposed change in zoning is from the Urban Warehouse Zone (UW) to a Site Specific Development Control Provision(DC2) . The proposed DC2 Provision would accommodate a tower with the following features:
126 metres in height (approximately 40 storeys);
Up to 320 dwellings;
Floor area ratio of 11.0;
Limited commercial uses (retail stores, restaurants, etc. at ground level);
Underground parking.
The application also proposes to amend maps within the Downtown Special Area of the Edmonton Zoning Bylaw. The changes to the Downtown Special Area maps would update the maximum height and floor area ratio to allow the proposed development.
The City is looking for your input on the proposed rezoning.
