I was thinking the same thing. If I'd paid that much for an apt, I'd be a bit miffed if there was no outside space for a rooftop party!!!

Duplex usually means a 2floor apartment (a really big apartment).

If you could afford a high floor apartment in this building, you would have other homes where you would be able to host outdoor parties.

For instance, you would almost certainly have something south of the highway between Southampton and Amagansett.

I did some reading on Ogilvie Station and it looks like they razed that beautiful terminal and replaced it with a modern glass tower in the 80's.

Why? Was it structural unsound? Such a tragic waste.

Almost like Chicago's own version of Penn Station.

I have to agree with this. This is New York, not Chicago. Balconies are more useful to developers to pump up prices than for residents. I don't see why they couldn't put terraces at the setbacks though, which is New York style.

I have to personally disagree with you. This tower would be amazing if it had a rooftop deck at the very top (like the Metropolitan Tower) does. It would just add to the excitement of being up 1,003 ft in the air.

Who is going to spend anytime on a deck 1000 feet up? The wind up there means it will rarely be used.

Haha! The same reason the Empire State Building, Burj Khalifa, etc has an outdoor observation deck. The whole "wind" issue doesn't really matter.

^ Observation decks are meant to be temporary experiences. One of the penthouses here has a "wintergarden", but people who buy these apartments don't buy them for the outdoor space. Otherwise, why would they buy such a place - at these prices - when there are so many other places available?

Since people say that the cladding with the film OFF will not stand out at the base, I say why not keep a darker cladding at the base, and have the lighter cladding (without film) on the remaining 900 so feet. It can't HURT the building since it already has a hundred different claddings.

Cladding looks GREAT!

^ Work is starting on the 51st floor. So I would say about 717 feet, judging by mathematical calculations. It should be around 700 feet by now. Around 300 feet remaining.
