Why does it just go to 140th?

Love to see something more like what they are building on Main Street in Chinatown and hope the low rise areas don't look like what we are doing on Cambie

Pretty sure Whalley has its own plan, or at least a general direction. 104th is practically a blank slate right now.

Just goes to show the difference between Surrey and Vancouver when it comes to accepting density. The Cambie Corridor Plan wasn't approved until long after the Canada Line began operations. 104th is going full steam ahead, even though LRT was cancelled. Love it.

There is a City Center plan which includes west of 140th.

The Fraser Highway corridor will most likely become a hub for construction in the coming years. Fleetwood Town Centre is in desperate need of revitalization into a higher density, pedestrian oriented area. Neighbourhoods further down the line such as Clayton have densified in recent years, however still very much car-oriented.

These are all issues which also apply to the 104th corridor from Surrey Centre to Guildford. The 96 b-line is there, but not much has changed along the corridor since it began service in 2013.

So what's the plan for 104th now that LRT has been canceled? Is there still going to be a BRT line as originally planned?

It'd be surprising if there weren't - whether Phase 2 or 3, the funding for a BRT is definitely there.

Personally I hope that all BRT funds for Newton are redirected to getting the Skytrain to Langley at this point in time...

I don't think that there is a plan for 104th and unfortunately I quite honestly wouldn't expect there to be a plan for 104th until BRT is seriously considered and funded.

It's more like they approved the overall site plan. Later in the article:

I skimmed through both documents, but I didn't see anything about widening 104th to accommodate bus only lanes. Since the entire corridor is being rebuilt, there is an excellent opportunity to provide a future grade A BRT service. This would provide enough transit capacity for many decades and would also be nearly as fast as Skytrain.

It's easy to guess the density of the towers and low rise aspect of the plan (FSR figures are not given), but I'm curious to find out the densities for the duplex zones. The lot sizes are almost double that of a typical Vancouver lot (around 60 x 120) so you could potentially have 4 small detached homes on 1 lot, let alone a duplex. These zones have the best potential for providing reasonably priced family homes.
