NEW APPLICATION: Cousins - 650 West Peachtree Street (Project Fusion)

New dual 22-story glass office tower on a site encompassing three quarters of the city block bounded by West Peachtree Street, 3rd Street, Spring Street and Ponce de Leon Avenue. Proposed is 856,000 SF of office, 141,000 SF of other institutional uses (including technology center and daycare facility) and a 3,000 SF café along West Peachtree St. along with public plaza at the Ponce and West Peachtree corner. Vehicular access to the partially buried approximate 2,000 space 7-story parking deck is shown along each 3rd Street, Spring Street and Ponce de Leon Avenue while loading is accessed via Spring Street. Pedestrian access is provided along each frontages for the variety of at-grade uses.

So, this is for Norfolk Southern? Two 22 story towers? Yawn. Just as we thought. I'm sure the design will be nice but the preponderance of 20-29 story buildings is getting a bit old.

What happened to 1.4 million square feet? At least the parking will be partially buried but the enthusiasm for this project just dimmed significantly.

Told you guys Get used to 20-30 floors. Tall towers on suburban-style lots are a thing of the past.

But it seems to be an Atlanta phenomenon. Just yesterday, Duke Energy announced a 39 story office tower which could exceed 700.'

Charlotte will have a skyline comparable to Atlanta's. They're not struggling to get 500'+ towers out of the ground.

It's hard to take that comment seriously while Viewpoint would be solidly in Charlotte's top 10 skyscrapers.

Yep this is an Atlanta issue. Nothing else about it. All the infill is great, don’t get me wrong, but we could be building taller.

22 stories is just laughable....what happened to Atlanta and tall towers? How are we a 6 million person metro and can't get a 800+ foot tower off the ground anymore? I just don't understand....it has to be Midtown zoning...it has to be. It's just more cost efficient for a big corp to build a tall tower over two short towers.]

1.3 million square feet of office space and we're getting two 22 stories towers? One of the biggest dissapointments of the decade.

Yet plenty of other cities across the country are building tall skyscrapers and they are still urbane enough. You can build a 50 story office building while remaining urban.

I mean specifically in Midtown because the zoning only allows a FAR of ~10. Downtown allows for much more but developers aren't very interested in it at the moment. And no, it will not be increased any time soon. There is no infrastructure improvement going on that would justify that.

If Downtown starts to pick up like I think it will, we should start getting some pretty tall ones there by the late 20's or early 30's.

Extremely disappointing

Cousins tower on Daquari Factory lot will be 500 feet but two 22 story towers for NS is just a horrendous letdown. The increased density is great but it's getting really frustrating to see cities at a tier below Atlanta like Charlotte, Nashville and Austin building 500 - 800 foot towers while we get our 15th tower in the 20-29 story range in the last 5 years.
