I think this plot should go residential instead of office. I hope they are considering that considering office space will not be the best use moving forward. Looking at the plans, they could open the courtyard area and build a residential tower with three sides.

I agree but I think that plot was always going to be office, no? Especially considering two of the five buildings were already residential.

Yes, it has been proposed as office for over a decade when City Center DC was first proposed, but that was before COVID. Downtown DC as a whole is switching to residential with many office-to-residential conversions announced. Adding another 400-500 residential units to this area would help with vibrancy around that area too.

Part of the Walter Reed site is now open, I took some pics. It was interesting to see a part of the city that had very restricted access be opened up.

Historic fire station to be converted to studios, along with new residential buildings.



Looking toward the historic structures to be converted to various uses.



The historic main hospital is 300,000 s.f., to be converted to either residential or offices.



Looking north toward the new mixed-use development.



Mixed-use development u/c, a typical "town center" development.

It is good to see more housing in a part of DC that hasn't seen much new housing in the past ten years.

"Six months ago, Federal Realty presented preliminary plans to redevelop the firm's Friendship Center building in Friendship Heights. Now, the public is getting a more detailed look at what will be proposed.

The developer will file a zoning application to modify the existing planned unit development (PUD) that delivered the building at 5333 Wisconsin Avenue NW in order to replace it with a 310-unit residential development above 12,000 square feet of retail. Plans were shared at the ANC 3E meeting on Wednesday evening..."
