I think at this point, ditching the high-rises and just building a couple mid-rises may make the most sense.

I think these were built before the Delaware River Planning Commission released their guidance which called for more mid-rises to have more people over a bigger area. Don't know that for certain tho.


Also, nice to see the Calder installation moving forward, feels pretty quick for a City or Gov sponsored work.

Cruised by Broad and Washington today, didn't snag a pic but some good progress.
That thing sits right up on Broad, going to be nice when done! Nice and high first floor ceilings, should have some quality retail.

Del Ave between Spring Garden and York is going to be completely different. Wish they would do something with the old World Trade Center site to connect it all to Penn’s Landing.

It's so disappointing Durst delayed their tower. That lot is still a glaring eyesore in a rapidly developing area. They put so much work into the foundation already so hopefully that bodes well for it getting off the ground sooner rather than later.

Just this morning at P.I.C.H. Paul Steinke posted for #MundaneMonday the surviving Wells Meat “Cow” building at the north end of the block, 982-88 N Delaware Ave (seen in the distance in second photo here). I think earlier plans would have taken that building as well, but thankfully the owner didn’t sell. I believe Wells Meat had at one time also occupied a larger portion of the complex.

I would have much rather have seen an adaptive reuse/overbuild here and this developer does have some track record at adaptive reuse.

That would make sense. Once the TJs lot is built it's pretty much just the PECO lot and the overbuild of the tracks that's left north of Market I believe. I would imagine they want to keep the PECO lot for a bigger project so maybe we see the overbuild first. Who knows

Before asking when the rest of Waterfront Square will be developed, how about when will the existing towers finish getting built? The tops of those buildings are a fucking embarrassment.

So have we heard anything about this since like 2021? https://www.ocfrealty.com/naked-phil...-foxwoods-site

The giant got built but the lack of progress on the residential/mixed use portion along the river annoys me

I wonder if the 76ers would ever consider this site if they can't get 11th and Market or another Center City location done? Of course there is no public transit but it would jumpstart a Delaware Ave light rail line. I'd still rather 11th and Market, 8th and Market, Roundhouse or somewhere in Callowhill.

Actually that's really smart, down here especially in declining industrial areas could be amazing, 95 separates it from the neighborhood, and it could jumpstart new transit etc

It would be a cluster f*ck. So, going from the most transit accessible site in all of downtown to one that is entirely car dependent and worse accessibility to/from 95 than the current site? It would be an absolute nightmare for Pennsport and Queen Village.

Every single person would have to come or go to the site on Delaware Avenue as there are no other arterials and in a car no less.

It would not jump start anything.
