Very pleased to read that the 5th & Wood project will be designed by Canno instead of JKRP.

I actually think this looks pretty good and has a chance to land some tenants. I didn't know Indego is headquartered here already. Think about it.... this not only sits between University City and the Navy Yard, but also next to the up-and-coming Bellwether District, and the Lower Schuylkill Biotech Campus.

Renderings look like a good reuse, and I hope to god the South Quarter Crossing project gets going too... that would be a HUGE boon for the area and the Girard Estates neighborhood.

120 Units Coming to the Banks of the Schuylkill River in Manayunk

Thanks to an upcoming trip to the Civic Design Review (CDR), we now know there’s a new proposal for the site. This strip of Manayunk has seen a sizable amount of development in recent years, with projects popping up along the river, and the new owners of this property want to join the party. A three-building project is proposed here now, with 120 units and three ground-floor retail spaces extending downtown Manayunk. Interestingly, despite the close distance to the flood-prone Schuylkill River, there are also plans to add 52 underground parking spaces for residents and folks visiting the commercial spaces.

More Clarity on a Big Addition to Former Viking Mill in East Kensington

Back in August, we stopped by several busy blocks in East Kensington near the York-Dauphin Station where 600+ units are in various stages of construction between a mix of adaptive reuse and ground-up projects. Just a few weeks later, we found ourselves back in the area to check out a proposal at 2019-53 E. Boston St. which would incorporate the long-running Viking Mill artist studios with new construction to take the place of the to-be-demolished home of Urban Axes.

There has been a bit of a rocky road for this project since we last stopped by. Unfortunately, in September 2022, current tenants of Viking Mill were requested to leave their studios within 30 days or face eviction. According to a story from Billy Penn, there may have been some confusion between old and new ownership around communicating the sale in a timely and straightforward manner to the many artisans who worked there. In a move that was extra surprising, the water was also turned off to the property, leaving those still there high and dry.

However, new owners Chatham Bay are moving forward with plans that appear to keep some of the industrial/artisanal vibe of the area. 100 new units with ground floor industrial will rise on the former Urban Axes site, with 72 units and ground floor industrial/studio space remaining in the five-story building. These two structures will be connected, forming one large project with a total of 172 units.

1705 N. American Street

This project sits on a giant property, with the low-rise warehouse on the northern side of the property to remain, and the L-shaped remainder making a wildly luxurious turn. We knew previously that HDO Architecture was handling the design, with 110 units and commercial space fronting both N. American St. to the west and N. 2nd St. to the east for a total of over 13K sqft joining the party. The project will also include 60 parking spaces, but some further digging revealed some other interesting findings.

More Olde Kensington updates from Naked Philly

1730-54 N. 2nd Street

We covered this property back in 2021, when a proposal for a funky mixed-use building was pitched in what we assumed was a lead up to a Civic Design Review presentation. Plans here called for 115 units, with 27 parking spaces and 9,000 sqft of retail space.

1701 N. 2nd Street

We first told you about the plans at 1701 N. 2nd St. a little more than four years ago, when the warehouses on site were scheduled to come down to make way for a 92-unit apartment project. Things look wildly different now, as this mixed-use project from Brick Capital makes its way towards the finish line. The industrial-inspired design from SgRA rises six floors and now includes 88 units, with dark gray brick broken up by the large industrial style windows. Perhaps the biggest design feature, however, is the cut-out along the 2nd St. side, which does a great job of breaking up the otherwise heavy massing while providing additional light and circulation. 8,500 sqft of retail space will make up the ground floor, while 32 underground parking spaces are also included.




1641-45 N. 2nd Street

This project is a joint venture from BKP Development Group and RM Development Partners and will be bringing 20 more units and even more commercial space to this growing commercial corridor. This light-brick building called The Cecil from CANNOdesign features their signature geometric facade and intricate brickwork to bring the structure to life.
