The CME/CBOT merger may create some office-sector growth, but we don't know yet.

Most people are not realizing just how strong demand is for office space right now downtown (I think this might be becase vacancy here is higher than probably all of the other top tier markets - it's around 12-13% right now). However we are cruising toward the second consecutive year of net absorprtion greater than 3.5 million sf - that is very impressive demand....

I have heard so much about Wolf Point, and have read about its owners and what not, but at the risk of sounding a little silly, can anyone tell me where exactly the Wolf Point plot is? I have no clue, and with all the hype, it's killing me that I have no idea where it is.

^ if you look at a map, the chicago river goes west from the lake and then splits into a north and a south branch at wolf point. the plot of land for this thread is the west side of the "T", but wolf point is the north side of the "T". It juts into the river a ways and if a building was built there, its views would be similar to or better than trump's view down the river

Great news! Bring this beauty on, however an early 2009 start date seems a little distant to me?

anyways, i was kind of hoping for, i don't know, maybe a company relocating their hq's (like united from the burbs to donnelly) instead of playing musical highrises a la kirkland & ellis. honest question, however poorly worded it may be: aside from getting a new skyscraper, which is good (and this one is a stunner), does this really "do" anything for chicago from an economical standpoint? vacancy rates would stay the same (i.e. too high compared to other major cities), it's not a new business attracted to the city ...

as i said, this is a great building, and i don't want to sound like an ingrate, or whatever, in the middle of this tremendous boom, but i wonder if these companies just moving from one building to another really does anything for chicago.

unfocused query over.

Yeah, I don't understand why the construction start date is so far off either. It doesn't make sense to me.

Blair is only taking 350,000 sq ft. There is still 750,000 or so left for another company or companies to relocate to. Adding class A space is good in attracting business to Chiago and vacating class B and C space yield cheep space avialbe for smaller companies. It's all good (well except for some office landlords, but don't let their whinning fool you).

Yeah, hines does not screw around with their buildings. Anything they propose seems to already have something in the works that we don't find out about until it is a sure things.

Sure bodes will for wolf point, ehh?

Well, if you read between the lines, Blair currently leases roughly 288,000 sq. ft. of space. So, this is a fairly significant expansion for them, and a big stamp of approval for downtown and their prospects for growth here. I'd say it does "do" a lot for downtown.

Now, can we PLEASE get that boat rental component back into this plan?

Yeah the boat house was one of my favorite parts of the project. Does anybody know why it got dropped?

So another 700 footer, too bad the hotel that they talk about couldn't be put on top. Take it to 900 ft or so. Oh well, looks like Chicago will continue to be busy for the next 5 years.
